A buyer hunting for farms for sale in the Tarn moves between three farming worlds set side by side. To the east, the Ségala, with its acid soils once judged poor and its tight valleys, has become country of livestock and forage crops. In the centre and north, the plain and slopes of the Albigeois carry arable rotations on large fields. To the south, the Montagne Noire and the Monts de Lacaune belong to grass, sheep and timber. What appears here comes from farm managers preparing a handover, from agencies dealing in rural land, from notarial offices across the Tarn and from advisers on setting up. Each record states the rotation practised, the condition of the farm buildings, the machinery included and the share of rented land. Every one joins the directory of farms for sale in France.

This page is written to help decide, not merely to browse: it explains why land does not trade at the same level from one slope to the next, where handovers cluster, and which sectors still offer contracts a buyer can take over. The Gaillac vineyard belongs to our wine-estate category. Setting up takes preparation, and our white paper « Créer une exploitation agricole » (in French) describes the successive steps.

Farmland prices in Tarn (81) in 2025

Land forms the base of a farm's value. DVF, the property sales database published by the French tax administration (vineyards excluded), records a 2025 median of €6,000 per hectare in Tarn (81), an average of €6,408 and 86 sales; four transactions in five fall between €2,887 and €10,000, against a national median of €5,307.

The SAFER land value benchmark sets €6,530 per hectare for vacant land and pasture offered for sale in the same year, +3.3% over one year and +5.5% over ten, against €6,460 nationally. SAFER publishes no local figure for let land, too few sales being recorded; nationally, land sold with a farm tenancy in place trades at a discount of about 17%.

Against the Occitanie region, whose median is €7,015 per hectare, this department sits 14% lower. For commune-level detail and comparisons with neighbouring areas, see our land price observatory, then cost your purchase with our financial calculators.

Farms for sale in the Tarn: which productions

Arable to the west, livestock east and south

Arable holdings hold the Tarn plain and the deep soils running down towards Lavaur and the Tarn side of the Lauragais: wheat, sunflower, oilseed rape and maize where irrigation follows, on structures that have grown with each generation. The Ségala, by contrast, built its name on grass and the herd; buyers take over dairy holdings and beef units, usually with an area of silage maize alongside. Free-range poultry farms, working to recognised quality specifications, are the department's other speciality: light buildings, outdoor runs and an output contracted in advance.

The southern Tarn adds the sheep flocks of the Monts de Lacaune, whose milk feeds a firmly organised cheese sector, and mixed systems combining ewes, cattle and a few fields of home-grown cereals. A working farm there rarely lies in one block: local practice mixes home fields with distant meadows, which weighs on labour hours and fuel far more than the headline area suggests.

The districts where supply renews

Around Réalmont, Villefranche-d'Albigeois and out towards Carmaux, the Tarn Ségala sees the largest number of livestock handovers, with serviceable building groups and moderate entry prices. The Cordais and the north-western slopes towards Salvagnac offer mid-sized mixed units. The Tarn Lauragais, from Puylaurens to Lavaur, concentrates the large arable structures and, with them, the firmest prices in the department, the Toulouse axis working at full strength.

On the plateaux of Lacaune, the Sidobre and the Montagne Noire, supply is thinner but pastoral blocks stay large and affordable, provided the buyer accepts altitude, isolation and frequently old buildings. The Castres-Mazamet corridor, more built up, sees farmland contested by other uses.

What to verify before committing

Three mechanisms govern the purchase and are often confused by candidates. Notification of the sale to SAFER opens a pre-emption right, exercised to settle a new farmer or restructure holdings. The authorisation to farm, separate from the purchase itself, flows from structural control and the rules adopted for Occitanie, which weigh your project against the area you already hold. And a tenant holding a rural lease stays put whoever the new owner is, with a priority right to buy of his own.

Constraints specific to the department follow. Part of the catchment is classed as a nitrate vulnerable zone, requiring compliant slurry storage capacity and a spreading plan. Livestock units above a certain size fall under classified-installation rules: ask for the registration receipt or the prefectoral order. In the mountain zone, check winter access and the water supply to the highest parcels. An agricultural property is worth what its compliance file says it is.

The pace of listings follows retirements here: selling farm managers, rural agencies in the Tarn and local notaries pass on their mandates as they arise. Use the production, area and price filters to tighten the list, then save the search to be told about new entries. Sellers can post a property themselves. To look beyond the department, browse farms for sale in Occitanie.
