Looking for a vineyard for sale in France? ma-propriete.fr, the French portal for rural property, gathers wine estates and wineries for sale from estate agents, notaries and private owners across every French wine region: Bordeaux, Burgundy, Champagne, the Rhône Valley, the Loire Valley, Languedoc-Roussillon, Provence and beyond. From a few hectares of vines to a complete wine estate with winery, cellars and residence, your project starts here.

Buying a French wine property involves specific rules: appellations, planting rights, tenant-farming law, and SAFER pre-emption. Our role is to give you access to the whole market and to reliable price benchmarks.

French wine regions at a glance

Each region has its own appellations, farm structures and price levels. Browse our dedicated pages: Bordeaux, Burgundy, Champagne, the Rhône Valley, the Loire Valley, Languedoc-Roussillon, Provence, Cognac, Alsace, the South-West and more.

Which property for which project?

A complete wine estate — vines, production buildings, brand and often a residence — suits a buyer who wants to produce and sell wine. Bare vine plots, leased or free, suit growers and land investors: see our vineyard plots for sale. To invest without farming, GFV shares (vineyard land groups) open vineyard ownership from a few thousand euros. Prestige châteaux and landmark estates are listed among our prestige wine estates.

Vineyard prices in France in 2025

French DVF land-registry data records 17,579 vine sales in France over 2020-2025, at a median of €23,895/ha and an average of €190,874/ha; transactions span €2,139/ha to €5,815,726/ha depending on appellation and vineyard condition. The gap between median and average reflects exceptional sales: half of all transactions close under €24,000/ha, while grand cru vineyards trade in millions of euros per hectare. Champagne averages around €1.2m/ha; large parts of Languedoc, the South-West and the Loire Valley trade between €10,000 and €20,000/ha. See our full analysis of vineyard prices in France.

Buying and selling: key steps

Define your project and target region, budget the full operation (purchase, equipment, stock, working capital, replanting), and have the vineyard's condition, sales channels and building compliance audited. Factor in SAFER, the French land agency whose pre-emption right applies to most rural land sales. Our white paper on creating and taking over a wine estate walks through each step. Sellers benefit from a documented listing — appellations, planted areas, yields, production facilities — exposed to a national and international audience of qualified buyers.

What a wine estate really costs

The asking price is only part of the story. A takeover adds four items: the land, the buildings and their compliance upgrades, equipment and stock — often worth one to two years of production — and working capital, frequently underestimated even though a vintage is financed eighteen months before it is paid for. On the other side, subsidies exist: planting and restructuring aid, young-farmer installation schemes, harvest pre-financing.

Profitability depends less on the appellation than on the sales circuit: an estate selling 70% of its production in bottles at the cellar door earns margins incomparable with one delivering grapes to the trade. It is the first question to ask on every listing.

Legal checks that cannot be skipped

Operating authorisation, tenant-farming status on leased parcels, planting rights and wine-registry compliance, easements and zoning, employees in place: every French wine deal carries its legal checklist. A rural notary and a specialist accountant are not optional — deals that fail late almost always fail here.

Frequently asked questions

How much does a hectare of vines cost in France?

From under €5,000/ha for vines without geographical indication to over €1m in Champagne and grand cru areas. The national median over 2020-2025 stands at €23,895/ha.

Can a foreigner buy a French vineyard?

Yes — there is no nationality restriction on buying rural property in France. The transaction runs through a notary, and SAFER must be notified like for any French buyer. Farming the estate yourself requires an operating authorisation.

What is a GFV?

A Groupement Foncier Viticole owns vineyard land leased long-term to a winegrower. Investors buy shares, receive rent (often partly in wine) and benefit from favourable transfer taxation.
