Facing Sancerre on the Loire's right bank, the Nièvre grows Pouilly-Fumé: a flint sauvignon of world renown, complemented by chasselas-based Pouilly-sur-Loire and the Nièvre share of the Coteaux du Giennois. A vineyard for sale in the Nièvre moves in the direct wake of the Sancerre market.
The logic is that of appellations under tension: few surfaces, houses and estates in permanent expansion, and values following suit — with a persistent differential to Sancerre that makes the Nièvre side attractive.
Around Pouilly-sur-Loire, Saint-Andelain and Tracy, flint and Kimmeridgian marl shape the fumé; Saint-Andelain's best-exposed plots hold the top of the market. Toward Cosne and Pougny, the Nièvre Giennois offers the sector's entry point.
As across the river, frost remains the first risk and transfers are increasingly structured (companies, GFV): legal support is part of the acquisition project.
