The price of vineyards of the South-West in Nouvelle-Aquitaine in 2025

Over 2020-2025, DVF data (the French land-transaction register) records 152 vineyard sales in this part of the South-West, with a median price of €10,882/ha and an average price of €20,697/ha. Unlike the average price, which is sensitive to exceptional sales, the median splits the market in two and better reflects typical transactions.

Between 2020 and 2025, the median price fell by 15% (€12,302/ha → €10,482/ha). The average price followed a different path (it rose by 57% over the same period), a sign of a heterogeneous market where a few large sales weigh heavily on the average.

Recorded transactions range from €3,595/ha to €153,423/ha. This spread reflects the diversity of the properties sold: appellation, grape varieties, the condition of the vines and the presence of farm buildings all drive large differences in value.

The Pécharmant appellation commands the highest values (an average of €35,000/ha), while Bergerac rouge remains the most affordable (€5,500/ha).
