Facing Lake Geneva and in the Arve valley, Haute-Savoie grows confidential crus of the Vin de Savoie AOC: Ripaille, Marignan and Marin for chasselas, Ayze for its sparkling gringet, unique in the world. A vineyard for sale in Haute-Savoie is exceptional by its very rarity: the department counts barely more than a hundred hectares.
The customers are there — the Léman basin, the resorts, Geneva a few kilometres away — absorbing local production at firm prices. What is missing is land, under the strongest residential pressure of the northern Alps.
Ripaille, a historic clos at Thonon's gates, Marignan and Marin on the Sciez and Dranse slopes, and Ayze, perched above Bonneville: each cru is an island, with its customs and its handful of growers. Transactions are exceedingly rare and mostly settle off-market.
For an AOC-classified vine, agricultural value is quickly challenged by the sector's land value: zoning protection (protected agricultural zones, AOC) is the decisive element to verify before any offer.
Sales volume is too low for departmental statistics: recent years record only a few vine transactions in Haute-Savoie. The useful markers are the neighbouring Savoie benchmark and, above all, a plot-by-plot review of zoning and AOC potential.
