Uprooted after the phylloxera crisis, the Haute-Marne vineyard is slowly being reborn: pinot noir replanting on the best-exposed slopes, driven by Aube growers seeking classified land. For a project owner the interest is twofold: entry-level land within France's most valued AOC, and planting potential still available.
Due diligence focuses on the exact classification of plots (the AOC area is defined village by village) and on access to planting rights: unplanted vineyard land is not worth a producing vine.
