Few French regions are so closely linked with châteaux and weddings, and a wedding venue for sale in Centre-Val de Loire sits within reasonable reach of Paris for guests and companies alike. The Loire Valley UNESCO World Heritage site, from Sully-sur-Loire to the edge of Anjou, lines up Chambord, Blois, Cheverny, Chaumont-sur-Loire, Amboise, Chenonceau, Villandry and Azay-le-Rideau. Around it lie very different settings: the cathedrals of Chartres and Bourges, the forests and ponds of the Sologne, the Perche bocage, the Brenne regional nature park, the Touraine and Sancerre vineyards and the wide Beauce plains.
Venues take the form of restored châteaux with grounds and sometimes vines, very large properties with many rooms near Tours, old farms converted to weddings, guest houses with a function room, stone estates combining gîtes and event potential, or character estates on several hectares in the Brenne. This page is for buyers seeking an event estate in the Loire valley, for those taking over a trading venue and for sellers.

The type of municipality matters: across sales from mid-2020 to 2025, the median ranges from €102,000 (tourist inland) to €170,912 (peri-urban countryside). For a tourism business, coastal and tourist-inland municipalities are the relevant benchmark.

A venue in the region is first measured against large houses, whose median reached €588,900 over 2021-2025. Gaps between départements are modest for this segment, from €550,000 in Loir-et-Cher to €690,000 in Indre-et-Loire, but they widen for country houses: €95,000 in Indre against €180,000 in Indre-et-Loire in 2025. Peri-urban rural areas (€170,912) clearly outprice tourist inland areas (€102,000): proximity to Tours, Orléans or the Paris region supports prices more than tourist appeal alone. After a peak in 2023, the large-house median eased back to €591,500 in 2025.
The core of the market lies in the Loire valley between Orléans, Blois, Amboise and Tours, where châteaux, an international clientele and the Vouvray, Montlouis-sur-Loire and Chinon slopes are concentrated. The tributary valleys of the Cher, Indre, Vienne and Loir extend this setting with mills, manor houses and troglodyte villages. The Sologne, shared by Loiret, Loir-et-Cher and Cher, offers forests, ponds and hunting estates for weddings in the wild.
To the north, the Perche and the Beauce, in Eure-et-Loir and Loiret, benefit from Paris-region clients: courtyard farms, longères (long farmhouses) and manor houses host weddings and seminars. To the south, the Berry in Cher and Indre, with the Brenne, the Vallée Noire and the Sancerre area, has the lowest purchase prices in the region.
Access makes the difference: the A10, A11, A71, A85 and A20 motorways structure the region, Saint-Pierre-des-Corps and Vendôme-Villiers-sur-Loir TGV stations link Touraine and the Vendômois to Paris, and Tours Val de Loire airport has international flights. A venue near these routes fills its weekday seminar calendar more easily; a remote estate relies on its setting and accommodation for weekend weddings.
A hall open to the public is an ERP (établissement recevant du public) of type L. Permitted capacity is calculated under ERP rules (floor area, use, exits) and operating requires the opinion of the safety commission. Serving alcohol requires a suitable licence and an operating permit; on a takeover, check the licence and its transfer at the mairie (town hall). Amplified music calls for a noise impact study.
Tufa and slate in Touraine and around Blois need regular upkeep, cellars and underground cavities should be inspected, and old barns in the Beauce and the Berry need compliance works. The Loire, Cher, Indre, Loir and Loing are flood-prone, and the Loire levees do not remove the risk. Within regional nature parks and the UNESCO area, extensions and changes of use are controlled. Our guide to buying a reception venue (in French) sets out each step.
For the buildings, large houses sold from €400,000 (10th percentile in Eure-et-Loir and Loiret) to €1,164,000 (90th percentile in Indre-et-Loire) over 2021-2025, according to DVF data. An equipped wedding estate with compliant halls, bedrooms and grounds often sits above. Test your budget with our financing plan calculator (in French).
The secondary valleys, the Sologne and the Berry offer lower purchase prices than the Touraine stretch of the Loire. A farmstead or former village hall can be a starting point once compliance is costed.
The property is conveyed by a notaire (the public officer who handles French property sales) through a compromis de vente (preliminary contract) and a final deed; the fonds de commerce (name, clients, contracts, equipment) is transferred under its own formalities. Have an accountant review the accounts and bookings.
