As the gateway to the Loire valley from Paris, this département attracts weddings and corporate events alike, and a wedding venue for sale in Loiret (45) draws on clients from both Orléans and the Paris region. It combines the Loire banks, part of the UNESCO World Heritage site from Sully-sur-Loire onwards, the châteaux of Sully, Gien and Meung-sur-Loire, the abbey of Saint-Benoît-sur-Loire, the Briare canal bridge, the ponds of the Sologne, the Orléans forest and the rivers of the Gâtinais around Montargis.
Venues here often combine a main house, a function room and large outbuildings, a group gîte to accommodate guests, or old stone buildings with strong conversion potential. This page is for buyers looking for a function hall or wedding estate, for investors combining accommodation and events, and for sellers.

Loiret sits at the regional average: large houses sold for a median €589,500 over 2021-2025, practically the Centre-Val de Loire median (€588,900), and country houses for €162,000 in 2025. The market is driven by peri-urban rural areas at €181,000, under the influence of Orléans and the Paris region, while areas away from urban influence remain at €140,000 with no rise over 2021-2025. For a venue, closeness to a client base matters more than tourist appeal: a place easily reached from Orléans or the A10 is worth more than a remote estate of the same size.
The Loire valley from Beaugency through Orléans, Jargeau, Sully-sur-Loire and Gien to Briare concentrates heritage and riverside settings. South of the river, the Loiret Sologne around La Ferté-Saint-Aubin offers forests, ponds and hunting lodges. To the north, the Beauce around Pithiviers has large stone farms whose barns convert into big halls. To the east, the Gâtinais between Montargis and the Loing and Briare canals has rivers and mills, close to Seine-et-Marne and the Yonne.
The A10, A19, A71 and A77 motorways meet in the département and Les Aubrais station links Orléans to Paris. A venue near these roads hosts weekday seminars more easily; a Sologne or Gâtinais estate sells on its setting and accommodation for weekend weddings.
Buildings combine Beauce limestone, Sologne brick and half-timbering, and flat tiles and longères in the Gâtinais. The Loire, Loiret and Loing valleys are flood-prone, and the Loire levees do not remove the risk. A hall open to the public is an ERP (établissement recevant du public) of type L: capacity is calculated under ERP rules (floor area, use, exits) and opening requires the opinion of the safety commission. Serving alcohol requires a suitable licence and an operating permit; on a takeover, check the licence and its transfer at the mairie (town hall). Amplified music calls for a noise impact study. Our guide to buying a reception venue (in French) covers these checks.
For the buildings, large houses sold between €400,000 and €1,000,000 (10th to 90th percentile, DVF 2021-2025). A hall with a house and outbuildings may sit below that, an estate with accommodation above. Test your budget with our financing plan calculator (in French).
Accommodating guests on site is a strong selling point for weddings. A group gîte or bedrooms complement the hall, but each activity follows its own rules: registration as a meublé de tourisme (furnished holiday let), ERP rules above certain thresholds. See our gîtes for sale.
The property is conveyed by a notaire (the public officer who handles French property sales) through a compromis de vente (preliminary contract) and a final deed; the fonds de commerce (name, clients, contracts, equipment) is transferred under its own formalities. Ask for accounts, bookings and the safety report, and consult an accountant.
