Looking for a campsite for sale in Bourgogne-Franche-Comté means looking at a region of canals, lakes and rolling uplands, crossed every summer by northern European holidaymakers heading south. The Jura lakes, the Morvan forests, the upper Doubs, the vineyards of the Côte de Beaune, Chablis and the Mâconnais, and the banks of the Saône and the Loire shape an outdoor offer built on fishing, cycling, river cruising and walking.
Sites in the region take many forms: municipal campsites leased or sold, family campsites by a lake, small farm aires naturelles and leisure land suited to a project. This page is for buyers taking over a campsite in Burgundy or Franche-Comté, newcomers investing in outdoor tourism and owners preparing a sale. An email alert (in French) tells you as soon as a matching property is listed.

With no public benchmarks, a campsite's price is rebuilt from its accounts. Average EBITDA (EBE in French accounts) over several seasons, multiplied by a factor reflecting the rating, facilities and opening period, sets the value of the business; land and buildings are added when included. Here, stopover trade near the A6 and A39, a lake or river frontage and the ability to let rental units outside the summer peak explain most of the difference in value.
The region has two halves. To the west, Burgundy combines vineyards, the Burgundy, Nivernais and Centre canals, the Morvan and its lakes, and historic towns such as Dijon, Beaune, Auxerre and Cluny; campsites live on river tourism, wine tourism and families. To the east, Franche-Comté offers the Jura lake district, the Doubs and Loue valleys, the upper Doubs and the Vosges saônoises: sportier, nature-based camping with a summer season and, in the mountains, the loi Montagne (mountain planning law). Along the Saône and the main roads, sites also serve as overnight stops. The A6, A31, A36 and A39 motorways and the Rhine-Rhône high-speed line, with TGV stations in Dijon and Besançon, serve the region.
Campsites along the Saône, Loire, Doubs or Yonne are often in flood zones: read the risk prevention plan at the mairie (town hall). Sites exposed to a natural or technological hazard must follow information, warning and evacuation requirements set by the authorities. In the Jura, upper Doubs and Vosges, the loi Montagne restricts development, and any new site or significant extension requires a permis d'aménager (development permit), as does a PRL (parc résidentiel de loisirs), a holiday park for chalets and mobile homes whose plots are rented or sold outright. For a municipal campsite, check the type of agreement with the commune (sale, lease or concession). Also check the star rating, valid for 5 years, and any septic system. Our white paper on creating a rural campsite (in French) covers these steps.
A small family site or aire naturelle is valued mainly on its land and setting, whereas a rated site with rental units is priced on EBITDA. Add purchase costs, estimated with our notary fees calculator (in French), then test expected income with the holiday rental simulator (in French).
In the upper Doubs, the Haut-Jura or near the Ballon d'Alsace, some sites host cross-country skiers and snowshoers, provided they have heated units and suitable washblocks. Elsewhere the season remains summer-only. Study monthly accounts before treating winter trade as a selling point.
This page lists whole businesses. A park selling plots may appear when it is sold as a whole. For one chalet or plot, contact the park manager, who often handles resales, read the park rules and charges, and have a notaire (the public officer who handles French property transfers) check the deed.
