Bare agricultural land is well above the national median (€5,307/ha), with the median price moving +13.9% between 2020 and 2025. Woodland trades well above the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €7,976/ha of bare land is €0.80/m², against €4.32/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. Across Aisne, Oise and much of Somme, the open Picardy plain dominates: large cereal plots with no hedges and often poor access, ill-suited to recreational use. The real supply lies elsewhere, in pockets of bocage: the Thiérache in Aisne, the Avesnois in Nord, the Boulonnais and the Pays de Bray, where a meadow for hay, hedgerows and small stands of woodland are sold in plots of a few thousand square metres, making up much of the region's non-constructible land, often with a water point or a pond enlarged from an old pool.
Ponds form a category apart, more present here than in many French regions: former peat bogs in the Somme valley, hunting or fishing ponds in the Thiérache and the Avesnois, pools dug at the edge of woodland. Many are sold with a cabin or an old tool shed, whose legal status must be checked before any offer.

The most affordable areas remain the large plains of Aisne, Oise and the Santerre, where the few available plots are mostly farmland. Bocage meadows near well-equipped villages in the Avesnois and the Thiérache, like plots with a pond in the Somme valley, sell well above that average.
The commune's local planning document (PLU) is the first thing to check: in an agricultural (A) or natural (N) zone, no new building is in principle allowed, and installing a cabin, a chalet or a light leisure dwelling (HLL) is tightly regulated, as is long-term parking of a caravan or a mobile home. An existing shelter is only an asset if it was properly declared. Also check access (rural track, right of way, risk of a landlocked plot) and the presence of water and electricity, which is uncommon outside hamlets.
The high level of farmland prices in the region exposes sellers who overprice their land to a downward revision by the SAFER land agency if it exercises its right of pre-emption. A pond falls under the French water law, with maintenance duties for the dam and the outlet.
