Looking for recreational land for sale in Aisne (02) means exploring a department of large-scale arable farming, where cereal plateaus, hedgerow valleys and forest blocks alternate: in the north, the Thiérache still has genuine bocage of meadows and hedgerows, while the valleys of the Aisne, the Oise and the Marne hold most of the woodland and the few ponds. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Aisne: a Thiérache meadow, plateau woodland, a riverside plot, land with a pond.
You will find price benchmarks drawn from actual sales, an overview of the areas where these plots are concentrated and the points to check before buying a parcel in an agricultural or natural zone. A useful first step: our guide on how to turn agricultural land into recreational land: it reviews the uses allowed in agricultural or natural zones and the limits not to cross. The department has no TGV station: rail connections to Paris run through Laon and Saint-Quentin on regional or Intercités services.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Aisne (02), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 251 | €7,769/ha | €5,737/ha – €14,000/ha | €5,307/ha |
| Woodland (€/ha) | 159 | €6,010/ha | €4,000/ha – €11,235/ha | €4,934/ha |
| Pond (€/m²) * | 49 | €4.32/m² | €1.65/m² – €8.95/m² | €2.54/m² |
Bare agricultural land is well above the national median (€5,307/ha), with the median price moving +7.9% between 2020 and 2025. Woodland trades well above the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €7,769/ha of bare land is €0.78/m², against €4.32/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

In the north of the department, the Thiérache retains genuine bocage, a legacy of dairy farming: small meadows lined with living hedges, ponds and quiet pools around Vervins and Hirson. Elsewhere, the department is dominated by an arable plain, the Vermandois and the Soissonnais, where non-constructible land mostly means bare cropland, poorly suited to recreational use except along the valleys.
Woodland is concentrated on the plateaus and hills, at the edges of the Saint-Gobain and Retz forests, and along the valleys of the Aisne, the Ailette and the Marne towards Château-Thierry, where vineyard hillsides on the Champagne border also appear. Ponds, rarer, are found mainly in the Thiérache and the wet valleys, often converted former gravel pits or enlarged farm ponds. Many of these wooded or meadow plots stem from old family land divisions, which explains their modest size and the frequent co-ownership situations found at the time of sale.
The Thiérache, around Vervins, Hirson and Guise, remains the most hedgerow-rich area and the best suited to meadows with hedges and water points. The Aisne valley, from Soissons to Vic-sur-Aisne, and the Oise valley towards La Fère and Chauny, offer hillside woods and valley-bottom meadows, with easy access from Laon and Saint-Quentin. To the south-east, the Château-Thierry area, on the edge of Champagne, combines the Marne valley, woodland and vineyard plots. The Vermandois and the Soissonnais, arable plains, offer few plots suited to recreational use outside the valleys. The A26 motorway, which crosses the department from north to south between Saint-Quentin and Laon, makes plots near its interchanges easier to reach, notably around Tergnier and La Fère.
Valley areas, better served by transport and more sought after for their setting, trade well above the large cereal plateaus, where land is still mainly used for farming. The Thiérache and the surroundings of Château-Thierry are among the most sought-after areas of the department.
The local planning document (PLU) classifies almost all of these plots as agricultural (A) or natural (N): a cabin, a chalet or a light leisure dwelling cannot be installed freely, and long-term parking of a caravan or a mobile home is regulated. In the Thiérache, a fishing shelter or an old sheepfold is only an asset if it was properly authorised; otherwise it may have to be removed. On the cereal plateaus, access and landlocked status are the points to check most often, as many plots are reached only by a rural track.
Water and electricity are often missing outside villages. On agricultural plots, SAFER may exercise its right of pre-emption if the asking price departs from the local land market. A pond is governed by the French water law, and some wetlands in the Aisne valley or the Thiérache fall under Natura 2000. Also have the exact cadastral area checked, along with whether a boundary survey exists, particularly for the small Thiérache plots that result from old inheritance divisions.
The listings of recreational land in Aisne published on ma-propriete.fr come from private sellers, estate agents and notaries. Filter by area, price and the presence of water, then set up an e-mail alert to be notified of new plots. You can also widen your search to recreational land for sale in Hauts-de-France. Support from a local professional remains useful to confirm the exact zoning of a plot before making an offer.
