Looking for recreational land for sale in Bourgogne-Franche-Comté means exploring a region of woods and ponds, from the Morvan to the Jura plateaus and through the Puisaye: beech, fir and Douglas fir forests, fishponds of the Bresse bourguignonne, hedge-lined meadows in Haute-Saône, abandoned vine terraces on the Côte-d'Or hillsides. On this page, ma-propriete.fr gathers the listings of recreational land for sale across the region: an enclosed meadow, woodland with a pond, a plot with a pond used for fish farming, a plot with a cabin along a river or a stretch of water.
You will find price benchmarks drawn from actual sales, an overview of the areas where these plots are concentrated and the points to check before buying a parcel classified as agricultural or natural. Read first our guide on whether you can plant trees on agricultural land: it sets out what the local planning rules allow from one commune to the next.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Bourgogne-Franche-Comté, the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 1,303 | €2,773/ha | €1,813/ha – €4,185/ha | €5,307/ha |
| Woodland (€/ha) | 652 | €4,723/ha | €2,006/ha – €12,301/ha | €4,934/ha |
| Pond (€/m²) * | 313 | €2.54/m² | €1.03/m² – €6.90/m² | €2.54/m² |
Bare agricultural land is well below the national median (€5,307/ha), with the median price moving +6.9% between 2020 and 2025. Woodland trades close to the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €2,773/ha of bare land is €0.28/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

The Bresse bourguignonne, in Saône-et-Loire, is the region's main pond country, with fish-farming waters, enlarged ponds and stretches of water often lined with poplars and reeds. The Puisaye, straddling Yonne and Nièvre, offers a similar landscape of hedgerows and ponds, inherited from a long livestock and fish-farming tradition. The Morvan, between Nièvre, Saône-et-Loire and Côte-d'Or, lines up beech, fir and Douglas fir woods along with hay meadows in the valley bottoms, sought after for hunting and firewood.
In the Jura and Doubs, the limestone plateaus carry vast conifer forests and a few high pastures tucked between the ranges, sometimes with an old alpine chalet still standing. Haute-Saône keeps a more discreet hedgerow landscape, mixing meadows and copses along small streams, while the Territoire de Belfort, more urbanised, only offers a residual supply of non-constructible land, mostly gardens and orchards on the edge of Belfort.
In Saône-et-Loire, the area around Louhans and Cuisery, at the heart of the Bresse, holds most of the pond supply, with easy access from the A6 and A39 motorways. In Yonne, the Puisaye around Saint-Fargeau and Saint-Sauveur-en-Puisaye and the Yonne valley near Auxerre remain sought after for their mix of meadows and ponds. The Morvan, around Château-Chinon, Lormes and Saulieu, offers woods and meadows at contained prices, while the Côte-d'Or, close to Dijon and Beaune, sees plot prices climb. In Doubs and Jura, the outskirts of Besançon, Pontarlier and Lons-le-Saunier concentrate demand for wooded pastures.
Haute-Saône, around Vesoul and Lure, offers the region's most affordable hedgerow meadows, alongside Nièvre south of the Morvan, where land pressure stays low. The Bresse ponds and the sought-after woods of the central Morvan sell well above the regional average, while the Territoire de Belfort remains marginal for this type of property, with very few listings coming to market each year.
As everywhere, the local planning document (PLU) governs everything: in an agricultural (A) or natural (N) zone, a cabin or a chalet cannot be installed without authorisation, and parking a caravan for more than a few months is regulated. On the ponds of the Bresse and the Puisaye, the French water law requires knowing the status of the water body, the condition of the dam and the outlet, and the resulting maintenance obligations. The Morvan and the Jura also contain wetlands and Natura 2000 sites that restrict certain works.
Water and electricity rarely reach isolated meadows in the Morvan and on the Jura plateaus, and connecting a landlocked parcel can prove costly. On land classified as agricultural, the SAFER land agency may exercise its right of pre-emption, with a risk of a downward price revision if the asking price departs from local land values, which sit well below the French median in this region. Finally, check access (rural track, right of way, landlocked parcel), any indivision among the sellers, and the exact cadastral area before signing.
