Looking for recreational land for sale in Haute-Saône (70) means exploring a department of hedgerow plateaus and broad forests, between the Saône valley, the first foothills of the Vosges saônoises and the pays des mille étangs. Non-buildable plots remain plentiful here: hay meadows lined with hedges, beech and oak woods on the edge of large forests, quiet ponds tucked between the Vosges and Franche-Comté. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Haute-Saône: an enclosed meadow, woodland with access, a pond with a cabin, a plot zoned agricultural or natural.
You will find price benchmarks drawn from actual sales, an overview of the areas where these plots are concentrated and the points to check before buying in an agricultural or natural zone. Before committing, read our guide on how to turn agricultural land into recreational land: it explains what local planning rules actually allow, and what they rule out.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Haute-Saône (70), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 156 | €2,615/ha | €1,999/ha – €3,577/ha | €5,307/ha |
| Woodland (€/ha) | 83 | €3,504/ha | €1,950/ha – €9,013/ha | €4,934/ha |
| Pond (€/m²) * | 313 | €2.54/m² | €1.03/m² – €6.90/m² | €2.54/m² |
Bare agricultural land is well below the national median (€5,307/ha), with the median price moving -3.1% between 2020 and 2025. Woodland trades well below the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €2,615/ha of bare land is €0.26/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

Haute-Saône is a bocage and plateau department: the most common plot is a hay meadow enclosed by living hedges, with a modest farm access and sometimes a pond. They are found from the Vesoul area to the edges of the Ognon valley, and they make up most of the supply of non-constructible land. Woods come next: beech and oak stands, coppices mixed with fir towards the first Vosges foothills, valued for firewood and hunting.
Ponds form the most sought-after family, concentrated mainly in the pays des mille étangs straddling Haute-Saône and the Vosges: small fishing ponds, often inherited from former peat bogs or forest reservoirs. Many are sold with a cabin or an old fisherman's shelter, whose legal status must be checked before buying. This clearly sets Haute-Saône apart from departments further south, where natural water bodies of this size are far scarcer.
Around Vesoul, the prefecture, bocage meadows and woods remain accessible, with direct road links to Besançon and Belfort. The Ognon valley, towards Marnay and Rioz, offers valley-bottom meadows and riverbanks popular with anglers. To the north-east, towards Lure, Luxeuil-les-Bains and Faucogney-et-la-Mer, the terrain becomes hillier and woods mix with the first ponds of the pays des mille étangs, on the edge of the Vosges. This wetter, more wooded area holds most of the department's plots with a pond. These plots, still reachable by road from Vesoul and Lure, remain popular with anglers and hunters coming from the Paris region or the Lyon area.
The most affordable areas lie to the north and west of the department, towards Jussey and Gray, where pressure on land stays low. Plots with a pond around Faucogney and meadows close to Vesoul, better served by roads, sell above the departmental average. Buyers from the Paris region particularly value the quiet of these areas, still little frequented outside fishing weekends.
As everywhere in an agricultural (A) or natural (N) zone, new building is in principle prohibited: a chalet, a cabin or a light leisure dwelling cannot be installed without first checking the local planning document. Parking a caravan or a mobile home for an extended period is also regulated. An existing shelter is only an asset if it was properly authorised; otherwise it may be challenged. Also check access to the plot (rural track, right of way, landlocked parcel) and the presence of water and electricity, rare outside villages. These checks matter as much for a small pond as for a larger wooded plot.
On land classified as agricultural, the SAFER land agency may exercise its right of pre-emption, with a risk of a lower price being set if the asking price strays too far from local land values. For a pond, French water law governs the dam, the outlet and maintenance duties. Finally, have the boundaries and exact cadastral area checked before signing. This is easy to request from the seller or the notary, and it avoids unpleasant surprises after the purchase.
