Looking for a mill for sale in Nouvelle-Aquitaine means covering the largest region in France, from the Dordogne, Charente and Lot valleys to the Pyrenean gaves: watermills, walnut-oil mills, tide mills of Charente-Maritime and windmills on the Île de Ré make up a highly diverse hydraulic heritage. On this page, ma-propriete.fr brings together the mills for sale in Nouvelle-Aquitaine: watermills to restore in the Périgord, former flour mills in Charente, Basque mills and millers' houses with water rights.
You will also find price benchmarks based on actual sales, an overview of the areas by department, and the specific points to check before buying a mill. To prepare your project, read our white paper on setting up a rural gîte, useful for converting a mill's outbuildings.
There are no official statistics dedicated to mills: sales are too rare and too varied (a ruin to restore, a habitable mill, a flour mill with a turbine). The most reliable market benchmark remains the price of country houses, which a habitable mill resembles, with a premium for the water, the character and the water rights, and a discount for the work required.
How much does a country house cost in Nouvelle-Aquitaine? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Nouvelle-Aquitaine stood at €170,000 in 2025, with an average price of €188,636 and a median price of €1,657/m² of living space (26,126 house sales in rural municipalities over the year). 10% of houses sold for less than €83,000 (floor price, 1st decile) and 10% for more than €315,785 (ceiling price, 9th decile). The typical country house offers 110 m² of living space on an average plot of 4,005 m², i.e. around 0.4 ha.

A regional average also hides large gaps between municipalities. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Nouvelle-Aquitaine by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.
| Type of municipality | Median price 2020-2025 | Median price per m² | Change 2021-2025 | Sales 2020-2025 |
|---|---|---|---|---|
| Tourist coastline | €310,000 | €3,269/m² | +3.3% | 5,594 |
| Residential coastline | €235,000 | €2,328/m² | -4.0% | 4,184 |
| Inland tourist areas (hinterland, mountains) | €133,000 | €1,312/m² | +3.8% | 8,860 |
| Peri-urban countryside (city catchment area) | €189,000 | €1,788/m² | +5.2% | 74,824 |
| Deep countryside (outside urban influence) | €142,000 | €1,364/m² | +5.1% | 68,913 |

In Dordogne, the Dordogne, Vézère, Isle and Dronne rivers powered hundreds of watermills built of golden stone, some specialising in walnut oil, a signature product of the Périgord. In Lot-et-Garonne, the Garonne and Lot rivers carried flour mills, while in Charente and Charente-Maritime, the Charente and its tributaries powered flour mills, with rare tide mills and a few windmills also found on the coast and in the marshes (Île de Ré, Brouage) — an unusual case on the Atlantic seaboard. In Vienne and Deux-Sèvres, the Vienne, Clain and Sèvre Niortaise rivers also carried numerous flour mills linked to the Marais Poitevin wetlands.
In Corrèze, Creuse and Haute-Vienne, Limousin's rivers (Vézère, Corrèze, Vienne, Gartempe) powered many small granite watermills. In Landes, the pine forest and sandy soil make mills rarer, except along the Adour; Pyrénées-Atlantiques, by contrast, keeps Basque and Béarnais mills on the Gave de Pau and Gave d'Oloron. In Corrèze, some former mills also served as sawmills, an activity tied to forestry on the Millevaches plateau. A handful of these mills also still show traces of their original grinding stones, a detail worth checking during a visit.
The Dordogne valley, between Sarlat-la-Canéda, Le Bugue and Souillac, holds the richest supply of character mills, with easy access via the Libourne or Brive TGV stations. In Charente and Charente-Maritime, the area around Cognac, Angoulême and Saintes offers mills on the Charente, while the Île de Ré and the Rochefort area attract buyers for their rare windmills and tide mills. In Pyrénées-Atlantiques, the Gave de Pau valley around Orthez and Pau remains sought after for its Pyrenean setting. Poitiers's TGV station usefully serves Vienne and Deux-Sèvres for buyers coming from northern France.
The closer you get to Bordeaux, Sarlat or the Île de Ré, the higher restored mills sell. Conversely, Creuse, northern Haute-Vienne and inland Landes remain among the most affordable areas in Nouvelle-Aquitaine for a mill to renovate. The Marais Poitevin, straddling Vendée, Charente-Maritime and Deux-Sèvres, also keeps freshwater mills sought after for their natural setting. A local architect experienced with old stone buildings can also help plan a realistic renovation budget from the outset.
Check the water rights (a mill fondé en titre or holding an authorisation), the condition of the millrace, weir and sluice gates. On classified rivers in Dordogne, Lot and Limousin, ecological continuity rules can limit a hydroelectric turbine project. A tide mill in Charente-Maritime follows specific coastal rules, and a windmill requires an expert assessment of its timber frame and mechanism, which is often incomplete. A local water-rights specialist can help clarify the administrative history of a mill before any offer.
Systematically check for damp, flood zoning at the bottom of the valley, and drainage. Outbuildings (miller's house, walnut-drying room, barn) often make it possible to plan a gîte, an activity in strong demand in a tourist region such as the Périgord or the Charente coast. On the Charente coast, also check exposure to marine flooding, distinct from river flood zoning but just as important.
