With nearly 13,600 house sales in rural municipalities in 2025, Brittany is one of the leading markets for the country house in France. Granite longères, pentys, thatched cottages, manor-style houses or 1970s neo-Breton homes with large plots: this page brings together the country houses for sale in Brittany published on ma-propriete.fr in Finistère, Côtes-d'Armor, Ille-et-Vilaine and Morbihan.

You will find the actual prices of the Breton market (notarised sales 2020-2025, by department and by type of municipality), an overview of the areas from the coast to inland Brittany, and the points to check before buying an old house. To go further, our complete guide to buying a country house in France covers every stage of the project.

Differences between departments are significant: the median ranges from €185,000 in Côtes-d'Armor (22) to €220,000 in Morbihan (56). The table below compares 2025 prices and their change since 2020.

Prices vary widely depending on the type of municipality

A regional average also hides large gaps between municipalities. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Brittany by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

What makes country houses in Brittany special

Rural architecture that is instantly recognisable

The Breton longère dominates the market: built of granite (or schist in the centre and east), low and elongated, facing south and roofed with slate, it lends itself to every kind of renovation. The penty and the thatched cottage (Kerhinet, Poul-Fetan, the Bigouden country) are popular as holiday homes; the maison de maître and the small manor house attract buyers looking for character. The neo-Breton houses of the 1960s-1980s, solid and spacious, remain the most affordable option for a main home with land.

Almost all these houses come with a garden, an orchard or a vegetable plot, often stone outbuildings (barn, cowshed, bread oven) and sometimes a well or a pond, the legacy of an ever-present farming past.

Four departments, four markets

Finistère contrasts a highly sought-after coast (Bigouden country, Cap Sizun, Côte des Légendes, Crozon) with a very affordable interior, from the Monts d'Arrée to Carhaix. Côtes-d'Armor offers the best value on the Breton coast (Trégor, Goëlo coast, bay of Saint-Brieuc) and an inexpensive inland area around Rostrenen and Loudéac. Ille-et-Vilaine is the Rennes market: expensive peri-urban countryside as far as Vitré, Fougères and Combourg, and the much-prized Emerald Coast around Saint-Malo and Dinard. Morbihan combines the Gulf, the most expensive area, with an affordable inland zone around Pontivy.

In practice, the same budget buys a small longère to renovate 15 minutes from the sea or a large property with several hectares in central Brittany: the distance to the coast and to the TGV stations (Rennes, Saint-Brieuc, Vannes, Quimper) explains most of the price differences.

Buying an old house in Brittany wisely

The oceanic climate means checking damp, the condition of the slate roof and timber frame, the insulation and the energy performance rating, as uninsulated stone houses are frequently rated F or G. Check the private drainage system, the water supply (well, spring), fibre-optic coverage and the planning zoning if you wish to convert a barn or build an extension.

Finally, assess the potential uses: a rural gîte or guest rooms in tourist areas, keeping horses on properties with pasture, or simply a family home in the countryside. Brittany, France's leading region for gîte stays, often makes such a project economically credible.
