The Breton longère dominates the market: built of granite (or schist in the centre and east), low and elongated, facing south and roofed with slate, it lends itself to every kind of renovation. The penty and the thatched cottage (Kerhinet, Poul-Fetan, the Bigouden country) are popular as holiday homes; the maison de maître and the small manor house attract buyers looking for character. The neo-Breton houses of the 1960s-1980s, solid and spacious, remain the most affordable option for a main home with land.
Almost all these houses come with a garden, an orchard or a vegetable plot, often stone outbuildings (barn, cowshed, bread oven) and sometimes a well or a pond, the legacy of an ever-present farming past.
Finistère contrasts a highly sought-after coast (Bigouden country, Cap Sizun, Côte des Légendes, Crozon) with a very affordable interior, from the Monts d'Arrée to Carhaix. Côtes-d'Armor offers the best value on the Breton coast (Trégor, Goëlo coast, bay of Saint-Brieuc) and an inexpensive inland area around Rostrenen and Loudéac. Ille-et-Vilaine is the Rennes market: expensive peri-urban countryside as far as Vitré, Fougères and Combourg, and the much-prized Emerald Coast around Saint-Malo and Dinard. Morbihan combines the Gulf, the most expensive area, with an affordable inland zone around Pontivy.
In practice, the same budget buys a small longère to renovate 15 minutes from the sea or a large property with several hectares in central Brittany: the distance to the coast and to the TGV stations (Rennes, Saint-Brieuc, Vannes, Quimper) explains most of the price differences.
The oceanic climate means checking damp, the condition of the slate roof and timber frame, the insulation and the energy performance rating, as uninsulated stone houses are frequently rated F or G. Check the private drainage system, the water supply (well, spring), fibre-optic coverage and the planning zoning if you wish to convert a barn or build an extension.
