What makes country houses in Vaucluse special

Mas, bastides and Luberon stone

The Vaucluse mas, a low longère in stone under a shallow canal-tile roof, with thick walls pierced by small openings on the mistral side and wide bays facing south, and Provençal shutters painted lavender-blue or almond-green, remains the benchmark, particularly in the Luberon around Gordes, Bonnieux, Ménerbes or Lourmarin, where dry-stone huts and bories complete the built landscape among terraced restanques planted with olive trees and low stone walls dividing the plots. The bastide, larger and often built over two storeys with a genoise of overlapping tiles under the eaves, is found in the Comtat Venaissin, sometimes with a timber-framed wing, an adjoining dovecote or a former olive press converted into a living room. Terraced stone village houses with a terraced garden dominate around Apt, Vaison-la-Romaine and Roussillon, where local ochre sometimes tints the lime-rendered walls. Simpler smallholdings to renovate, without an upper floor, remain more common on the Comtat plain, towards Carpentras, Pertuis and Cavaillon, often built from Durance river pebbles.

The land often combines an orchard of olive or cherry trees or AOC Luberon or Ventoux vines, a vegetable plot irrigated by a traditional canal system such as the Sorgue channels, and stone outbuildings (vaulted cellar, sheepfold, vine hut). Many properties sit in a perched hamlet or out in the scrubland of holm oak and rosemary, guaranteeing open views over the Alpilles, the Luberon or Mont Ventoux, and an orientation designed to shelter from the mistral, the dominant wind that blows for more than a hundred days a year in the Rhône valley.

The areas, from the Luberon to the Rhône valley

The Luberon (Gordes, Bonnieux, Ménerbes, Lourmarin, Roussillon) has the highest prices in the department, driven by second homes and an international clientele drawn to the hilltop villages and the lavender fields of the Sault plateau. Around Avignon, served by the TGV station just under three hours from Paris, and L'Isle-sur-la-Sorgue, the antiques town built on the branches of the Sorgue river with its old paddle wheels, the market stays active year-round thanks to nearby shops, schools and the A7 motorway. The Apt area, the lavender and candied-fruit capital, and the wilder northern Luberon around Saignon and Buoux offer a more rural setting. Towards Carpentras, Vaison-la-Romaine and the Dentelles de Montmirail, at the foot of Mont Ventoux and its renowned vineyards, country houses remain more accessible, set among vineyards, cherry orchards and scrubland.

The Luberon and the immediate surroundings of Avignon therefore command the highest prices in the department, driven by sustained, international demand, while the Comtat Venaissin, around Carpentras, Vaison-la-Romaine and Malaucène, and the more rural, less sunny northern slope of Mont Ventoux, offer mas and stone houses to renovate at noticeably more affordable prices, in an unspoilt vine- and olive-growing setting, provided you accept longer journeys to shops and stations.

What determines the price of a country house in Vaucluse

Proximity to the Luberon or to the Avignon TGV station weighs heavily on price, as does the condition of the building: canal-tile roof, stone walls, damp, insulation and energy rating, a decisive criterion for unrenovated old mas exposed to the mistral wind, often rated poorly on the energy performance certificate for lack of double glazing. The size of the plot, especially a productive olive orchard or an irrigable parcel served by a canal, adds significant value, as does a swimming pool or a well, both highly sought after in a Mediterranean climate.

Check the private drainage system, often not connected to mains outside the market towns, access to water (irrigation canal, well, borehole), essential in a Mediterranean climate and during dry summers, fibre-optic coverage for remote working, the local planning zoning and heritage rules, sometimes strict near the Luberon's listed sites, and the risk of clay-shrinkage subsidence in certain marl areas, before considering extending a stone building or adding a new opening in the facade.
