Looking for a country house for sale in Dordogne (24)? Between the Périgord Noir, Blanc, Vert and Pourpre areas, the department offers one of the most recognisable rural architectural styles in France: a Périgord-style house in pale limestone, a stone-slab or flat-tile roof, and a dovecote standing alone in the fields. The hilly terrain and the rivers running through it create a mosaic of quite contrasting landscapes from one area to the next. This page brings together the country houses for sale in Dordogne published on ma-propriete.fr by private sellers, estate agents and notaries.

We present the actual prices of country houses in Dordogne (notarised sales 2020-2025), the areas worth knowing from Périgueux to Sarlat, and the criteria that determine the value of a house in the countryside, from the building itself to the land around it. Our complete guide to buying a country house in France completes these benchmarks, from surveying an old building to financing.

Country house prices in Dordogne in 2025

How much does a country house cost in Dordogne (24)? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Dordogne (24) stood at €162,300 in 2025, with an average price of €176,682 and a median price of €1,650/m² of living space (3,105 house sales in rural municipalities over the year). The price range is wide: 10% of houses sold for less than €86,000 (floor price, 1st decile) and 10% for more than €285,720 (ceiling price, 9th decile). The typical country house here offers 108 m² of living space on an average plot of 6,114 m², i.e. around 0.6 ha.

This market is close to the regional median (Nouvelle-Aquitaine: €170,000) and below the national median (€189,200). Since the second half of 2020, the median price has risen from €149,000 to €162,000, i.e. +8.7%; over one year (2024-2025) the change is -0.3%.

Prices vary widely depending on the type of municipality

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Dordogne (24) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

What makes country houses in Dordogne special

A Périgord style in limestone and stone-slab roofing

The Périgord-style country house is recognisable by its pale, golden limestone, its round-arched openings and, on the oldest buildings of the Périgord Noir, its steeply pitched stone-slab roof, now costly to maintain and often replaced with flat clay tiles. The dovecote, standing alone in the fields or built into the house, remains one of the most visible markers of the farming Périgord. In the Périgord Vert to the north, wetter and more wooded, the style edges closer to the neighbouring Limousin, with plainer farmhouses and more frequent slate roofs. Some manor-style houses still keep a stone turret or an outside staircase, a mark of former minor-gentry status, while the plainer hamlet houses make do with simple lime render.

The land associated with these houses often combines a garden, a walnut orchard, and stone outbuildings (barn, tobacco-drying shed, shed). Many properties extend over several hectares of pasture and truffle-oak woodland, a particular asset in the Périgord Noir and Pourpre areas, valued by nature lovers and local-food enthusiasts alike. An old well or spring sometimes completes the plot, a valuable feature where watering the garden or orchard matters through the summer months.

The areas, from Périgueux to the Sarlat area

Around Sarlat-la-Canéda, the heart of the Périgord Noir, and along the Dordogne valley towards Domme and Beynac, country houses are the most sought-after in the department, driven by strong tourist and international appeal. Périgueux, the prefecture with rail links to Bordeaux and Paris, and Bergerac, on the Dordogne to the west with its own airport, offer more practical everyday access. The Périgord Pourpre area, around Bergerac and Duras, combines vineyards with character houses at still moderate prices. Further north-east, the Nontron and Hautefort area, among châteaux and forests, keeps a more low-key character despite fine old buildings waiting to be renovated.

The Périgord Vert area, around Nontron and Brantôme, remains the most affordable for a stone house with a large plot, while the Dordogne valley around Sarlat sells well above the departmental average. Access nonetheless stays limited away from the Bordeaux-Périgueux-Brive and Bergerac routes, since no TGV station serves the department directly, which weighs on journey times from Paris.

What determines the price of a country house in Dordogne

Three factors dominate: proximity to the Dordogne valley and Sarlat, the condition of the building (a stone-slab roof that is costly to repair, timber frame, damp and energy rating, often poor on uninsulated old buildings) and the size of the land, with its walnut trees or woodland. A renovated house near Sarlat and a farmhouse to renovate in the Périgord Vert area can show a considerable price gap, as maintaining a stone-slab roof alone can represent a significant budget. Good sun exposure and the presence of a swimming pool, much sought by international buyers, also weigh heavily on how a Périgord Noir property is valued.

Also check the private drainage system, fibre-optic coverage for remote working, still uneven outside the main valleys, and the local planning rules, sometimes strict in areas protected for their heritage, if you plan to convert an outbuilding into living space. On the Périgord's clay-limestone ground, clay-shrinkage subsidence risk deserves attention during dry spells, as does flood risk for houses close to the Dordogne or Vézère rivers.
