What makes country houses in Dordogne special

A Périgord style in limestone and stone-slab roofing

The Périgord-style country house is recognisable by its pale, golden limestone, its round-arched openings and, on the oldest buildings of the Périgord Noir, its steeply pitched stone-slab roof, now costly to maintain and often replaced with flat clay tiles. The dovecote, standing alone in the fields or built into the house, remains one of the most visible markers of the farming Périgord. In the Périgord Vert to the north, wetter and more wooded, the style edges closer to the neighbouring Limousin, with plainer farmhouses and more frequent slate roofs. The areas, from Périgueux to the Sarlat area

Around Sarlat-la-Canéda, the heart of the Périgord Noir, and along the Dordogne valley towards Domme and Beynac, country houses are the most sought-after in the department, driven by strong tourist and international appeal. Périgueux, the prefecture with rail links to Bordeaux and Paris, and Bergerac, on the Dordogne to the west with its own airport, offer more practical everyday access. The Périgord Pourpre area, around Bergerac and Duras, combines vineyards with character houses at still moderate prices. Further north-east, the Nontron and Hautefort area, among châteaux and forests, keeps a more low-key character despite fine old buildings waiting to be renovated.

The Périgord Vert area, around Nontron and Brantôme, remains the most affordable for a stone house with a large plot, while the Dordogne valley around Sarlat sells well above the departmental average. Access nonetheless stays limited away from the Bordeaux-Périgueux-Brive and Bergerac routes, since no TGV station serves the department directly, which weighs on journey times from Paris.

What determines the price of a country house in Dordogne

Three factors dominate: proximity to the Dordogne valley and Sarlat, the condition of the building (a stone-slab roof that is costly to repair, timber frame, damp and energy rating, often poor on uninsulated old buildings) and the size of the land, with its walnut trees or woodland. A renovated house near Sarlat and a farmhouse to renovate in the Périgord Vert area can show a considerable price gap, as maintaining a stone-slab roof alone can represent a significant budget. Good sun exposure and the presence of a swimming pool, much sought by international buyers, also weigh heavily on how a Périgord Noir property is valued.

Also check the private drainage system, fibre-optic coverage for remote working, still uneven outside the main valleys, and the local planning rules, sometimes strict in areas protected for their heritage, if you plan to convert an outbuilding into living space. On the Périgord's clay-limestone ground, clay-shrinkage subsidence risk deserves attention during dry spells, as does flood risk for houses close to the Dordogne or Vézère rivers.
