There are no statistics dedicated to farmhouses and barns: a renovated farmhouse sells like a country house with outbuildings and land, whereas a bare barn or a farm to renovate often sells well below. The most useful benchmark therefore remains the price of country houses.

How much does a country house cost in Centre-Val de Loire? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Centre-Val de Loire stood at €150,000 in 2025, with an average price of €157,230 and a median price of €1,519/m² of living space (10,907 house sales in rural municipalities over the year). 10% of houses sold for less than €75,000 (floor price, 1st decile) and 10% for more than €251,580 (ceiling price, 9th decile). The typical country house offers 103 m² of living space on an average plot of 2,999 m², i.e. around 0.3 ha.

Prices vary widely depending on the type of municipality

What makes farmhouses and barns in Centre-Val de Loire special

Beauce, Sologne and Touraine farmhouses

In Eure-et-Loir and the northern Loiret, the Beauce courtyard farm is arranged around a closed yard formed by the dwelling, a large barn and cowsheds, built of limestone or flint under slate or flat tile. In Loir-et-Cher and the Sologne part of Cher, the farmhouse is more modest, built of brick and timber framing under a shallow pitch, suited to the wet ground and ponds of the area. There is no mas in this region.

In Indre-et-Loire and Indre, tuffeau stone and troglodyte cellars sometimes accompany the plain, sturdy Berry farmhouse. These barns and sheds, often arranged around a courtyard, offer volumes well suited to gîtes or housing on plots of several hectares of farmland.

Areas and towns to look at

In Eure-et-Loir, the Beauce plateau around Châteaudun and Chartres offers a wide reserve of courtyard farms, areas close to Chartres remaining more sought-after. In Loir-et-Cher, the Sologne around Romorantin-Lanthenay and the Loire valley near Blois offer very different profiles, the Loire valley being markedly more prized for its proximity to the Loire cycle route and the châteaux.

In Cher, the areas around Bourges and Sancerre remain affordable outside the Sancerre vineyard. In Indre, the Brenne and its ponds, around Le Blanc, offer some of the most accessible prices in the region; in Indre-et-Loire, the Loches and Richelais areas are more affordable than the Loire valley near Tours. Loiret, south of Orléans towards the Sologne, keeps a varied farm-property supply.

Points to check before buying

Check the agricultural zoning in the local plan and the conditions for changing the use of Beauce or Sologne barns, as intensive cereal farming on the Beauce plain keeps some working buildings still in use. Check the roof (slate, flat tile, or asbestos-cement sheets on sheds), the timber frame and individual drainage, particularly sensitive on the wet ground of Sologne and the Brenne.

If land comes with the property, check for any current farm lease, common on large Beauce cereal farms, and the pre-emption right of the Safer. On troglodyte farms, have the stability of cellars cut into the tuffeau stone surveyed.
