The Touraine farmhouse: tuffeau stone, slate and cellars

The Touraine farmhouse stands out for its use of tuffeau, the characteristic white limestone of the Loire valley, under a slate roof, paired with a barn and sometimes a cellar cut into the hillside. In the more rural Loches and southern Touraine areas, farms are often more modest but come with attractive farm outbuildings. There are no mas in Indre-et-Loire: the word has no local use here.

These buildings lend themselves to conversion into a home or into gîtes, subject to the local planning zoning, and a vaulted cellar is a valued feature for wine storage or tourism use. The adjoining farmland, from a few hectares of vines, pasture or grain fields, can support a horse-keeping project or permaculture depending on the site.

Areas and towns to look at

The Chinon area, around Chinon and l'Île-Bouchard, and the Loches area, towards Loches and Preuilly-sur-Claise, hold most of the supply of farms and barns to renovate, amid vineyards and woodland. The Bléré area and the Cher valley also offer farm complexes with stone outbuildings.

Near Tours and its urban area, as well as along the Loire towards Amboise, renovated farms become scarce and sell well above the department average. Towards Château-Renault to the north, and the more rural southern Touraine, the market stays more affordable.

Points to check before buying a farm or a barn

Check the building's permitted use: in an agricultural zone under the local plan, a barn can only be converted into housing if it is listed among the buildings eligible for a change of use. Examine the roof (slate, but also asbestos-cement on sheds), the timber frame, the drainage and, where a cellar exists, the stability of the hillside above it.

If vines or land are included, ask about any current farm lease and about the pre-emption right of the Safer. Finally, cost the renovation precisely: tuffeau-stone buildings need regular upkeep of the stonework, a cost that adds to that of the timber frame and drainage.
