What makes farmhouses and barns in Eure-et-Loir special

From the Beauce farm block to the Perche farmhouse

In the Beauce, the farmhouse takes the form of an imposing farm block, a single building combining the house, a wheat barn and sheds around a closed courtyard, a legacy of intensive arable farming. In the Perche, in the west and south of the department, the scale changes: longères and manor houses with timber framing, often linked to breeding the Percheron horse, with stables and bocage pasture.

Areas and towns to look at

The Perche, around Nogent-le-Rotrou, Mortagne-au-Perche (just over the border in Orne) and Thiron-Gardais, has the widest choice of smallholdings and barns to renovate in a bocage setting. The Drouais area, around Dreux and Anet, benefits from its proximity to the Paris region. Around Chartres and its station, with direct trains to Paris-Montparnasse, Beauce farmhouses remain in demand despite the open plain landscape.

In the heart of the Beauce, around Châteaudun and Bonneval, the large farm blocks sell more affordably, as the area is less sought after for housing than for farming itself. In the Perche, by contrast, demand linked to horses and rural tourism pushes some areas, such as around Thiron-Gardais, clearly above the departmental average.

Points to check before buying

Check the building's permitted use under the local plan: the large Beauce barns, often placed in a strict agricultural zone because of the intensive farming around them, do not all qualify for conversion into housing. Check the roof (tile or slate depending on the area, with asbestos-cement sheets common on sheds), the timber frame structure and the drainage, which needs upgrading on most isolated sites.

If Beauce farmland is attached, a current farm lease and the pre-emption right of the Safer should always be checked, as this land remains highly sought after by arable farmers. In the Perche, examine the condition of the timber framing and the often high cost of restoring half-timbered longères.
