How much does a country house cost in Nouvelle-Aquitaine? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Nouvelle-Aquitaine stood at €170,000 in 2025, with an average price of €188,636 and a median price of €1,657/m² of living space (26,126 house sales in rural municipalities over the year). 10% of houses sold for less than €83,000 (floor price, 1st decile) and 10% for more than €315,785 (ceiling price, 9th decile). The typical country house offers 110 m² of living space on an average plot of 4,005 m², i.e. around 0.4 ha.
The region is below the national median (€189,200). Since the second half of 2020, the regional median price has risen from €157,000 to €170,000, i.e. +8.3%; over one year (2024-2025) the change is +1.2%.

In the Dordogne and Lot-et-Garonne, the Périgord farmhouse, built in limestone under flat tiles and sometimes topped with a dovecote, is arranged around a courtyard. In the Landes, the timber-frame farmhouse sits around an airial, a clearing planted with oaks, with an adjoining barn and cowshed. In the Basque Country, the farmhouse (etxe) combines stone with red-painted timber framing. In Charente and Charente-Maritime, buildings remain in white dressed stone. There is no mas or Provençal-style bastide here; in the Dordogne and Lot-et-Garonne, "bastide" refers to medieval new towns, not farm buildings.
These buildings lend themselves to conversion into a home or several gîtes, subject to local planning zoning and a change of use. The hectares of farmland or pasture, particularly extensive in the Landes and Charente, suit keeping horses or a permaculture project.
In the Dordogne, the Black Périgord around Sarlat-la-Canéda and the Green Périgord near Nontron offer a wide range of farm buildings. In Charente and Charente-Maritime, the Cognac area, Saintonge around Saintes and the countryside behind La Rochelle keep an accessible choice. In the Landes, the interior around Mont-de-Marsan and Roquefort offers affordable airial farms; in the Pyrénées-Atlantiques, the inland Basque Country near Mauléon-Licharre and the Béarn around Pau round out the choice. In Corrèze, Creuse and Haute-Vienne, the Limousin plateau around Tulle, Guéret and Limoges stays very affordable.
Areas close to Bordeaux in the Gironde, the Basque coast around Bayonne, and the touristy Dordogne valley remain well above the regional average. By contrast, the Creuse, Haute-Vienne and the Landes interior offer some of the most affordable farm buildings and barns in France.
Check the permitted use of the buildings against the local plan: in an agricultural zone A, a barn or cowshed can only become housing if it is expressly identified as eligible for a change of use. Examine the roof (canal tile, flat tile or Limousin slate, but also asbestos-cement sheets on sheds), the timber frame, the condition of any Landes or Basque timber framing, and the drainage, often basic in isolated rural areas.
If farmland or vineyard land comes with the property, ask about any current farm lease and about the pre-emption right of the Safer, particularly active in the Gironde and Charente. Finally, cost the renovation precisely, often equivalent to the purchase price on the largest farm buildings.
