A farmhouse for sale in Creuse (23), a barn to convert or a Creuse smallholding with a few hectares of pasture: one of the least densely populated departments in France, Creuse holds a particularly plentiful and affordable stock of granite farm buildings for the wider Centre-West. This page brings together the farmhouses, barns and mas for sale in Creuse published on ma-propriete.fr: a stone farmhouse with cowshed and barn, a former farm complex with outbuildings, isolated buildings deep in the countryside, farms with land for livestock.

Below you will find the actual prices of the Creuse rural market, an overview of where to look, from the Marche to the Millevaches plateau, and the points to check before buying a former farm building. If your project is tourism-related, our white paper on setting up a rural gîte will help you cost it.

Country house prices in Creuse in 2025

There are no statistics dedicated to farmhouses and barns: a renovated farmhouse sells like a country house with outbuildings and land, whereas a bare barn or a farm to renovate often sells well below. The most useful benchmark therefore remains the price of country houses.

How much does a country house cost in Creuse (23)? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Creuse (23) stood at €91,800 in 2025, with an average price of €97,479 and a median price of €930/m² of living space (1,054 house sales in rural municipalities over the year). The price range is wide: 10% of houses sold for less than €41,000 (floor price, 1st decile) and 10% for more than €164,820 (ceiling price, 9th decile). The typical country house here offers 103 m² of living space on an average plot of 5,691 m², i.e. around 0.6 ha.

This market is well below the regional median (Nouvelle-Aquitaine: €170,000) and well below the national median (€189,200). Since the second half of 2020, the median price has risen from €73,000 to €91,600, i.e. +25.5%; over one year (2024-2025) the change is +7.8%.

Prices vary widely depending on the type of municipality

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Creuse (23) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

Note: in Creuse (23), the municipalities classified as "coastline" have no access to the sea. They are municipalities bordering lakes of more than 1,000 hectares (or, in Eure, the Seine estuary) covered by the 1986 Loi Littoral, which also applies to such inland lakes and estuaries.

What makes farmhouses and barns in Creuse special

The Creuse farm: granite, cowshed and barn in hedgerow country

The Creuse farmhouse is generally a low granite dwelling extended by a cowshed and a barn, roofed with tile or slate depending on the area, set around a simple courtyard. Additional outbuildings, such as a bread oven or pigsty, are common on the oldest farms. There is no mas in Creuse: the local vocabulary does not use this term, which belongs to south-eastern France.

These buildings, often sold with attached farmland, lend themselves to renovation into a home or gîtes, subject to the local plan's zoning. The associated pasture, from a few hectares to wide hedgerow-country areas, suits cattle or sheep farming, horses or a permaculture project.

Areas and towns to look at

Around Guéret, La Souterraine and Bénévent-l'Abbaye, supply of farms and barns to renovate is particularly wide. Around Aubusson, Felletin and the Millevaches plateau, granite farm buildings remain plentiful, in a cooler climate. The Boussac area, to the east, has hedgerow farms close to the Cher valley. Around Bourganeuf and the Creuse gorges, properties become more isolated.

Across the department, farms and barns generally remain more affordable than in neighbouring departments, except close to the Creuse and Petite Creuse rivers, valued for their scenery and therefore somewhat more sought-after.

Points to check before buying a farm or a barn

Check the buildings' permitted use under the local plan: a barn in an agricultural zone can only be converted into a home where a change of use is explicitly provided for. Inspect the roof (slate, tile, or asbestos-cement on more recent sheds), the timber frame, often old, and the drainage, which needs bringing up to standard on many isolated farms.

If land comes with the buildings, ask about any current farm lease and about the pre-emption right of the Safer, present in this farming department. Finally, budget the renovation realistically: the cost of the works often exceeds the purchase price on the most run-down buildings.
