What makes farmhouses and barns in Ille-et-Vilaine special

The farmhouse of the Marches of Brittany: granite and schist

The Ille-et-Vilaine farmhouse is usually organised around a longère dwelling built of granite or schist depending on the area, extended by the cowshed and the barn, sometimes arranged in an L shape around a courtyard. In the Fougères area, on the border with Normandy, a few farms still show timber-frame elements, rarer here than in neighbouring Lower Normandy. There are no mas in Ille-et-Vilaine: the word remains a purely commercial reference to a renovated farm complex.

These buildings offer worthwhile space: a barn of 150 to 300 m² at ground level can become a home or gîtes, subject to the local planning zoning. The adjoining land, from a few thousand square metres to several hectares of pasture, allows a horse-keeping project or a permaculture approach.

Areas and towns to look at

The Fougères, Vitré and Antrain area, on the border with Normandy and Maine, has the widest and most affordable choice of farms and barns to renovate. Towards Montauban-de-Bretagne and Montfort-sur-Meu, west of Rennes, farm complexes attract Rennes commuters. The Redon area, to the south, on the edge of Morbihan and Loire-Atlantique, still has affordable rural buildings along the Vilaine river.

Near Rennes, Cesson-Sévigné and the ring road, renovated farm complexes are rare and expensive; towards Dol-de-Bretagne and Mont-Saint-Michel, they also sell above the average. Around Combourg and Tinténiac, the Ille-et-Rance canal offers a compromise between affordability and setting.

Points to check before buying a farm or a barn

Make sure of the permitted use of the buildings: a barn in an agricultural zone of the local plan can only be converted into a home if it is identified as eligible for a change of use. Check the roof (slate, but also asbestos-cement sheets on farm sheds), the timber frame, the drainage and utility connections, and any tanks or manure pits to be cleaned up.

If farmland is included, ask about any current farm lease and about the pre-emption right of the Safer. Finally, cost the renovation precisely: converting a barn into a home frequently costs as much as the purchase itself.
