A farmhouse for sale in Morbihan (56), a barn to convert or a smallholding with a few hectares: the department, long a land of small farms, is full of granite farm buildings that are now changing use. This page brings together the farmhouses, barns and mas for sale in Morbihan published on ma-propriete.fr: former farms with a longère and outbuildings, stone barns to convert, farmhouses turned into gîtes, buildings with pasture for horses.
Below you will find the actual prices of the Morbihan rural market, an overview of where to look, from the Pontivy area to the Rhuys peninsula, and the points to check before buying a former farm building. If your project is tourism-related, our white paper on setting up a rural gîte will help you cost it.
There are no statistics dedicated to farmhouses and barns: a renovated farmhouse sells like a country house with outbuildings and land, whereas a bare barn or a farm to renovate often sells well below. The most useful benchmark therefore remains the price of country houses.

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Morbihan (56) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

The Morbihan farmhouse is organised around a granitelongère dwelling under slate, extended by the cowshed and the barn, sometimes arranged in an L or U shape around a courtyard. A bread oven, a well, a pigsty and a more recent agricultural shed often complete the group. There are no mas in Brittany: here the term refers, by extension, to large rehabilitated agricultural properties.
These buildings offer rare volumes: a barn of 150 to 300 m² at ground level can become a spacious home or several gîtes, subject to planning zoning and a building permit. The land, from a few thousand square metres to several hectares of pasture, makes it possible to keep horses or sheep or to start a permaculture project.
Inland Morbihan, around Pontivy, Baud, Locminé, Gourin and Le Faouët, has the widest and most affordable choice of farms and barns to renovate. The Ploërmel, Josselin and Guer area, on the edge of the Brocéliande forest, attracts buyers from Rennes. Towards Questembert, Muzillac and La Roche-Bernard, former farms get closer to the coast and the Vilaine river.
Near Vannes, Auray and the Gulf, renovated farmhouses are rare and expensive; on the Rhuys peninsula or around Carnac they sell as prestige properties. Around Lorient and Hennebont, the Blavet and Scorff valleys offer a compromise between the job market and the countryside.
Make sure of the permitted use of the buildings: a barn in an agricultural zone of the local plan can only be converted into a home if it is identified as eligible for a change of use. Check the roof (slate, but also asbestos-cement sheets on sheds), the timber frame, the drainage, the connection to utilities and any tanks or manure pits to be cleaned up.
If farmland is included, ask about any current farm lease and about the pre-emption right of the Safer (the French rural land agency). Finally, cost the renovation precisely: converting a barn into a home frequently costs as much as the purchase itself.
