A farmhouse for sale in Haute-Corse (2B), a Castagniccia sheepfold to convert or an agricultural estate on the eastern plain: the north of the island combines chestnut-forest landscapes, maquis and more recent farmland. This page brings together the farmhouses, barns and mas for sale in Haute-Corse published on ma-propriete.fr: a stone sheepfold from the Castagniccia, a former chestnut-drying hut, a Nebbio farmhouse with vines, an agricultural property on the eastern plain.
Below you will find the actual prices of the Haute-Corse rural market, an overview of where to look, from the Balagne to the Castagniccia, and the points to check before buying a former farm building. If your project is tourism-related, our white paper on setting up a rural gîte will help you cost it.
There are no statistics dedicated to farmhouses and barns: a renovated farmhouse sells like a country house with outbuildings and land, whereas a bare barn or a farm to renovate often sells well below. The most useful benchmark therefore remains the price of country houses.

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Haute-Corse (2B) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.
| Type of municipality | Median price 2020-2025 | Median price per m² | Change 2021-2025 | Sales 2020-2025 |

| Residential coastline | €306,432 | €2,903/m² | +26.3% | 336 |

In Haute-Corse, as elsewhere on the island, the Provençal mas has no local equivalent. In the Castagniccia, traditional farm buildings include the schistsheepfold and the former chestnut-drying hut, small stone structures linked to sheep farming and chestnut gathering. In the Nebbio and the Balagne, more structured farmhouses, with a courtyard and outbuildings, go with vineyards and olive groves.
On the eastern plain, around Aléria, farming is more recent and more intensive: farm buildings, sheds and cowsheds, are often twentieth-century constructions on large irrigated plots of farmland. A barn to convert, whatever the area, needs a change of use to become a home or a gîte.
The Castagniccia, around Piedicroce, Morosaglia and Cervione, has the widest choice of sheepfolds and farm buildings to renovate in a hilly setting. The Nebbio, around Saint-Florent and Oletta, offers wine-growing farmhouses close to the gulf. The Balagne, between Calvi, Île-Rousse and Belgodère, combines olive and citrus farming with strong tourist pressure.
On the eastern plain, around Ghisonaccia and Aléria, agricultural properties remain more affordable, as land there is geared towards farming rather than second homes. Around Bastia and on the Cap Corse, the few renovated sheepfolds and farmhouses sell clearly above the departmental average because of coastal proximity and the airport.
Check the building's permitted use under the local planning document: in an agricultural zone, a sheepfold or former drying hut must be identified as eligible for a change of use. Check the roof (schist stone slates in the Castagniccia, tiles on the plain, possible asbestos-cement sheets on recent eastern-plain farm sheds), the timber frame and the drainage, often absent on isolated buildings.
If farmland is attached, especially on the eastern plain where farming remains active, ask about any current farm lease and about the pre-emption right of the Corsican Safer. On old mountain buildings, also check winter access and the generally high cost of dry-stone renovation.
