There are no statistics dedicated to farmhouses and barns: a renovated farmhouse sells like a country house with outbuildings and land, whereas a bare barn or a farm to renovate often sells well below. The most useful benchmark therefore remains the price of country houses.
How much does a country house cost in Corsica? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Corsica stood at €398,800 in 2025, with an average price of €461,933 and a median price of €3,688/m² of living space (448 house sales in rural municipalities over the year). 10% of houses sold for less than €200,000 (floor price, 1st decile) and 10% for more than €811,266 (ceiling price, 9th decile). The typical country house offers 116 m² of living space on an average plot of 2,413 m², i.e. around 0.2 ha.
The region is well above the national median (€189,200). Since the second half of 2020, the regional median price has risen from €328,600 to €398,800, i.e. +21.4%; over one year (2024-2025) the change is +3.2%.

Corsica has no tradition of a mas or a bastide as found in mainland Provence: traditional farm buildings are dominated by the mountain bergerie, built of granite or schist depending on the massif, often standing alone at altitude with dry-stone enclosures for goat and sheep flocks. In the valleys, the paillole, a small farm outbuilding, sometimes accompanies the main house.
On the eastern plain, between Bastia and Porto-Vecchio, more recent agricultural sheds, linked to fruit growing or viticulture, offer larger volumes, well suited to conversion into housing or gîtes on hectares of farmland or former olive groves.
In Corse-du-Sud, the hinterland of Ajaccio, the Taravo valley and the Sartène area still hold bergeries and farm properties to renovate, while the coast around Porto-Vecchio and Bonifacio is well above the average. In Haute-Corse, the Nebbio around Saint-Florent and the Casinca towards Corte offer farm properties more affordable than the Bastia area or Cap Corse.
The eastern plain, between Aléria and Ghisonaccia, holds most of the lowland farms, more accessible than renovated mountain bergeries in the Niolu or Castagniccia, both highly sought-after for their isolation.
Check the agricultural zoning in the local plan, very common in mountain areas, and the conditions for the change of use of a bergerie or shed into housing, often restrictive in Corsica. Check the roof (schist lauze slabs, tile, or corrugated metal on sheds, sometimes asbestos-cement), the timber frame and individual drainage, difficult to bring up to standard in isolated areas.
On any attached land, check for a current farm lease and the pre-emption right of the Corsican Safer. Also ask about actual access to the plot and about fire risk, high on maquis scrubland in summer.
