What makes farmhouses and farm buildings in Corse-du-Sud special

Granite sheepfolds and farmhouses, outside the mas tradition

In Corse-du-Sud, the mas in the Provençal sense does not exist: traditional rural buildings consist of sheepfolds built of granite or schist, isolated in the mountains, and of smaller farmhouses in cultivated valleys such as the Taravo or the Rizzanese. These low buildings, with narrow openings, served transhumant sheep and goat farming rather than large-scale mainland arable farming.

Farm outbuildings (sheepfold, storeroom, bread oven) are often arranged around a closed courtyard, together with a few hectares of terraced farmland planted with vines or olive trees, or left as grazed maquis. Turning a barn to convert or a sheepfold into a home or a gîte requires a change of use, often difficult to obtain on an island where agricultural land is tightly regulated.

Areas and towns to look at

The Alta Rocca, around Levie, Zonza and Sainte-Lucie-de-Tallano, has the widest choice of granite sheepfolds and farmhouses to renovate in a mountain setting. The Taravo valley, around Petreto-Bicchisano and Zicavo, offers agricultural properties with vines and olive trees, away from the coast. Around Sartène, the stone wine-growing farms of the Sartenais remain sought after for their heritage setting.

On the Gulf of Valinco, near Propriano, and on the south coast around Bonifacio and Porto-Vecchio, renovated former sheepfolds and farmhouses sell clearly above the departmental average, with the sea and Figari airport nearby playing a major role. Around Ajaccio, pressure on land severely limits the supply of available farm buildings.

Points to check before buying

Check the building's permitted use under the local plan or planning rules: in an agricultural zone, a sheepfold must be specifically identified before it can change use, which remains rarer than on the French mainland. Check the roof (stone slates or tiles, and sometimes asbestos-cement sheets on more recent storerooms), the timber frame and the drainage, often absent on isolated mountain buildings.

If farmland is attached, ask about any current farm lease and about the pre-emption right of the Corsican Safer. Also check access to water and electricity, sometimes limited on remote sites; renovating a granite sheepfold often represents a budget as large as the purchase itself.
