What makes farmhouses and barns in Ardennes special

The stone-and-schist Ardennes farmhouse, and the Thiérache farm

The Ardennes farmhouse is marked by grey stone or schist walls, slate roofs, and buildings arranged in a square or L shape around a courtyard, with a cowshed, stables and a shed. In the Ardennes Thiérache, in the south-west, the buildings come close to the fortified farms of neighbouring Aisne, sometimes with the remains of defensive towers. There are no mas in Ardennes: people speak of an Ardennes farmhouse or a Thiérache farmhouse.

These buildings often include a sizeable stand-alone barn that can be converted into a home or into several gîtes, subject to planning zoning and a building permit. The adjoining farmland, from a few hectares to larger plots towards the plateaus, suits livestock farming or keeping horses, and more rarely a valley-floor permaculture project.

Areas and towns to look at

The Meuse valley, around Charleville-Mézières, Sedan and Givet, has a varied stock of farm buildings on the edge of the Ardennes forest. Around Rethel and Vouziers, on the chalky plateaus of the south, farmhouses are more numerous and prices more affordable. The northern tip of the Ardennes, around Rocroi and Fumay, keeps more isolated farms deep in the forest.

Near Sedan and Charleville-Mézières, in the more populated valleys, renovated farmhouses are more sought-after and therefore pricier. On the southern plateaus, around Rethel, Vouziers and Attigny, the rural market remains clearly more affordable than elsewhere in Grand Est. Around Nouzonville and the Semoy valley, towards the Belgian border, a few isolated farmhouses round out the choice in the north of the department.

Points to check before buying a farm or a barn

Check the permitted use of the buildings: a barn in an agricultural zone of the local plan can only be converted into a home if it is identified as eligible for a change of use. Look at the roof (slate, but also asbestos-cement sheets on more recent agricultural sheds), the timber frame, often old in this traditional building style, and the drainage, which needs bringing up to standard on many isolated holdings.

If farmland is included, ask about any current farm lease and the pre-emption right of the Safer. Finally, cost the renovation precisely: restoring a stone Ardennes farmhouse frequently costs as much as buying the property itself. Finally, check the condition of cellars and basements, frequently damp in this clay-and-schist department, particularly in the oldest buildings.
