A luxury property for sale in Hauts-de-France takes very different shapes across the territory: Flemish brick with stepped gables around Lille, a Picardy chateau in brick and white stone between the Oise and the Somme, a manor house on the Côte d'Opale facing the Channel, a gentleman's residence in the Thiérache on the edge of the Aisne. This built diversity owes as much to industrial history as to local stone and brick resources. Browse every luxury property for sale listed by private owners, specialist agencies and notaries across the region.

This page brings together real price benchmarks for the region, a tour of the Nord, Picardy and coastal areas where large residences cluster, the traits of local buildings and the precautions worth taking before buying on the coast or on farmland. To build your project, read our guide to buying prestige property in France.

Luxury property prices in Hauts-de-France in 2025

Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

In Hauts-de-France, 79 sales of luxury properties were recorded in 2025. The median price stands at €756,800*, with an average of €909,200; the floor/ceiling range (P10–P90) runs from €399,800 to €1,602,000 and the median price per square metre of living space reaches €2,131/m² (average 363 m² of living space on 7,624 m² of land). The region sits 8% below the 2025 national median (€822,000 across 981 sales). Over five years (2021-2025), the regional median comes to €644,600 across 477 sales.

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. The breakdown by stratum (coastal, rural tourist, ordinary rural) and the full methodology are in our observatory of luxury property prices in France (in French). Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

What makes luxury properties for sale in Hauts-de-France distinctive

Flemish brick, Picardy chateaux and Côte d'Opale manors

In the Nord and the Pas-de-Calais, the red-brick master house, often topped with white stone banding and stepped gables inherited from Flemish architecture, dominates the outskirts of Lille, Arras and Douai. On the Côte d'Opale, the Anglo-Norman manor house, in brick and flint, looks out over the Channel from the cliffs of the Boulonnais, its steep slate roofs built to shed rain and coastal wind. In Picardy, in the Somme and the Oise, the Picardy chateau, often built in brick and white stone under a slate roof, is frequently set within a designed park; the more rural Aisne keeps gentleman's residences and fortified farmhouses in the Thiérache, built in stone and brick against the weather.

Traditional outbuildings include brick service wings, dovecotes, ice houses and orangeries around Picardy chateaux, as well as fortified farms in the Thiérache fitted with watchtowers. These properties, often exposed to wind and damp, call for careful upkeep of slate roofs and old joinery.

From the Côte d'Opale to the Thiérache

The Nord holds sought-after properties between the Lille conurbation, inland Flanders and the more rural Avesnois. The Pas-de-Calais offers the Côte d'Opale, between Le Touquet, Boulogne-sur-Mer and Calais, the most sought-after coastal area, as well as the Artois around Arras and Béthune. The Somme offers the much sought-after Somme bay and the Amiens area, while the Oise, closer to Paris, concentrates chateaux and estates around Senlis, Chantilly and Compiègne. The Aisne, between Laon, Soissons and the Thiérache, remains the most discreet market in the region. The Vermandois, around Saint-Quentin, extends this quieter offer between the Aisne and the Somme.

The stations at Lille-Europe and Lille-Flandres, at Arras and Calais-Fréthun, along with Haute-Picardie TGV station in the Somme, bring a large part of the region close to Paris and Brussels; the Oise and the Aisne, without a TGV station, remain served by Intercités and TER services. The most expensive areas lie on the Côte d'Opale, at the Somme bay and around Chantilly in the Oise; the Thiérache, the Avesnois and inland Somme offer comparable properties at markedly more accessible levels. The A1, A16 and A26 motorways complete this network and link the region to Belgium and the Paris basin.

Points to check: coastline, damp and old buildings

On the Côte d'Opale, the Loi Littoral and the cliff erosion and flooding risk prevention plans strictly govern extension projects near the shore. For a listed Picardy chateau, sign-off from the Architecte des Bâtiments de France governs any change to a facade or roof. In farming areas of the Somme and the Aisne, the SAFER's pre-emption right can apply to land attached to the property. Around the Somme bay, neighbouring nature reserves can also restrict certain outdoor developments.

On the technical side, damp and rising ground moisture frequently affect the cellars and ground floors of brick residences, which calls for careful checking before purchase. Old slate roofs, common across the region, need regular inspection of their timber frames, particularly on poorly maintained estates with outbuildings.
