A luxury property for sale in Brittany is recognisable first by its granite: a fortified manor house in the Côtes-d'Armor, a master longère in the Finistère, a shipowner's malouinière near Saint-Malo bay, or a seaside villa on the Gulf of Morbihan, all shaped by sea and wind. Each Breton department carries a different stone identity, between jagged coastline, rias and an inland farming hinterland. Browse every luxury property for sale listed by private owners, agencies and notaries in Brittany.
This page sets out real price benchmarks for the region, the areas where manor houses and character longères cluster, the traits of Breton granite buildings and the precautions worth taking before buying on the coast or further inland. Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.
In Brittany, 44 sales of luxury properties were recorded in 2025. The median price stands at €987,500*, with an average of €1,118,500; the floor/ceiling range (P10–P90) runs from €469,100 to €2,273,100 and the median price per square metre of living space reaches €2,607/m² (average 352 m² of living space on 10,960 m² of land). The region sits 20% above the 2025 national median (€822,000 across 981 sales). Over five years (2021-2025), the regional median comes to €809,300 across 297 sales.

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. The breakdown by stratum (coastal, rural tourist, ordinary rural) and the full methodology are in our observatory of luxury property prices in France (in French). Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

The malouinière, a shipowner's residence from the seventeenth and eighteenth centuries built in granite around Saint-Malo and Dinard, remains the most sought-after Breton archetype, with its outbuildings arranged in a U shape and its park planted with century-old trees. In the Finistère and the Côtes-d'Armor, the fortified manor house, often flanked by a round tower, sits alongside the master longère, a long, low building typical of large coastal farms. On the shores of the Gulf of Morbihan, late nineteenth-century villas in local stone or pale render look out to sea from gently sloping gardens.
Outbuildings and service wings often matter as much as the main house: private chapels, dovecotes, storerooms and boathouses punctuate these properties, whose park may include a lake or an ornamental pond fed by a spring. Granite, a noble but costly material to restore, calls for regular upkeep of pointing and slate roofs, common throughout the region.
Ille-et-Vilaine holds the most sought-after residences around Saint-Malo, Dinard and Cancale, as well as in the Rennes hinterland. The Côtes-d'Armor offers the Trégor and the Pink Granite Coast around Perros-Guirec and Paimpol, with more affordable properties towards Guingamp and Loudéac. The Finistère stands out with the Pays Bigouden, the Crozon peninsula and Douarnenez bay, while Brest and Quimper anchor the neighbouring urban markets. The Morbihan completes the picture with the Gulf, Vannes, Auray and the Rhuys peninsula, among the most sought-after areas in the region. Further north in the Finistère, the Côte des Légendes and the Léon countryside around Saint-Pol-de-Léon keep quieter master houses set among market-garden land.
The stations at Rennes, Saint-Malo and Vitré in Ille-et-Vilaine, Saint-Brieuc, Lamballe and Guingamp in the Côtes-d'Armor, Brest, Morlaix and Quimper in the Finistère, and Vannes, Lorient and Auray in the Morbihan bring the whole coastline within three hours of Paris. The most expensive areas remain the Gulf of Morbihan, the Emerald Coast and the Pays Bigouden; the Rennes hinterland, central Côtes-d'Armor and inland Finistère sit at markedly more accessible levels. Between these extremes, the Lorient area and the Redon district offer a balance between access to towns and rural quiet.
Along the whole Breton coastline, the Loi Littoral strictly governs extensions and new building near the shore, and flooding risk prevention plans are worth consulting before any project. For a manor house listed or registered as a historic monument, sign-off from the Architecte des Bâtiments de France governs any change to a facade or roof. In farming areas, the SAFER's pre-emption right can apply to land attached to the property. The status of coastal footpaths and shoreline access, sometimes carrying a right-of-way easement, is also worth checking before buying a coastal property.
On the technical side, sea humidity and salt spray speed up wear on joinery and renders, and old slate roofs need regular inspection. Drainage, often off mains in coastal hamlets, is worth checking for compliance before buying a villa with a view or an isolated manor house. The foundations of old residences built directly on granite bedrock can also hide rising damp that a full survey helps anticipate.
