A manor house for sale in Eure-et-Loir is most often found on the edge of the Beauce, a vast cereal-growing plain, or in the northern Perche around Nogent-le-Rotrou, where limestone houses and fortified farms dot a rolling landscape. The Eure and Loir valleys, more wooded, also hold old residences in Beauce limestone or brick, often flanked by farm outbuildings. Properties range from restored houses with well-kept parkland to residences awaiting renovation, sometimes with their land. Browse the manor houses for sale listed by the department's private owners, agencies and notaries.

Price benchmarks for prestige homes in Eure-et-Loir

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

What makes manor houses for sale in Eure-et-Loir distinctive

Beauce limestone, brick and northern Perche houses

The Eure-et-Loir manor is mainly built of Beauce limestone, often rendered, with brick quoins at the corners and around window openings, under flat-tile or slate roofs depending on the area. In the northern Perche, above Nogent-le-Rotrou, half-timbering and russet sandstone appear, close to the neighbouring Orne traditions. The plan usually stays compact, with a discreet stair tower or a simple main house flanked by outbuildings ranged around a courtyard.

The outbuildings often form a distinct farming ensemble: oak-framed barns, a dovecote, a bread oven, sometimes a buried ice-house inherited from the great Beauce estates. Many manors remained the seat of a cereal farm until recently, which explains large barns awaiting conversion and plain interiors. Restorations favour lime render and respect for original proportions, often altered by successive farming campaigns. A number of these barns still hold their original oak trusses, an asset when a conversion to living space or a workshop is planned.

From Chartres and the Beauce to the northern Perche

Around Chartres, whose cathedral is a UNESCO World Heritage Site, the Chartres Beauce and the Dunois area towards Châteaudun offer plain-set manors amid large arable fields. The Drouais, around Dreux, and the hillier Thymerais hold residences close to the Eure valley. To the south-west, the Eure-et-Loir Perche, around Nogent-le-Rotrou and Brou, offers more rustic building in bocage country close to Orne. The Loir valley to the south, around Bonneval and Châteaudun, adds white-stone houses in a more intimate setting.

Eure-et-Loir has no station served by the TGV; Intercités and TER services connect Chartres and Châteaudun to Paris-Montparnasse, and the A11 eases travel towards Le Mans and the Atlantic coast. The most sought-after areas lie around Chartres and in the Eure valley, while the Eure-et-Loir Perche and the north of the Dunois area remain more affordable for a comparable size. Some buyers prefer Dreux for its closer links to the Paris region, at the cost of a less rural setting than the Eure-et-Loir Perche.

Points to check before buying a manor house in Eure-et-Loir

The limestone subsoil of the Beauce holds former underground quarries and marl pits in several municipalities: request a cavity survey before any offer, especially for a property with extensive parkland. Near Chartres and its protected setting, exterior works on a listed building, or one visible from the cathedral, may require the approval of the Architecte des Bâtiments de France. In farming areas, check for easements tied to neighbouring cereal farms and access via farm tracks.

On the technical side, have the private drainage system checked, common outside the towns, along with possible dry rot (mérule) in the timbers of old barns. The Beauce climate, drier than the regional average, exposes some clay soils to shrink-swell movement: a geotechnical survey is advisable before any extension project.

Manor house listings in Eure-et-Loir come from private owners, agencies specialising in character properties and notaries; filter them by price, living space, land and outbuildings, and set an e-mail alert to follow new listings. To compare with Loiret and Loir-et-Cher, browse the manor houses for sale in Centre-Val de Loire. Meeting a local surveyor beforehand often helps clarify boundaries on the frequently subdivided farmland surrounding a manor house. A local surveyor visit before an offer is often the quickest way to confirm exact boundaries on these older farm parcels.
