A manor house for sale in Côtes-d'Armor almost always belongs to the same architectural family: the Breton noble residence of the fifteenth to seventeenth centuries, in granite or schist, with its stair tower, pedimented dormers and enclosed courtyard. From the Trégor to the Dinan district, by way of the Goëlo, the Penthièvre and the inland Argoat, the department retains a remarkable number of them, often still set in the farmland that once sustained them. Properties on offer range from restored manors with converted outbuildings to residences in need of complete renovation. Browse the manor houses for sale listed by the department's private owners, agencies and notaries.

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

The Breton manor is read first through its materials: grey or golden granite in the Trégor and the Goëlo, schist and sandstone in the Dinan district and the Penthièvre, with dressed-granite window surrounds and steeply pitched slate roofs. The plan is simple: a rectangular main house of one or two storeys, a polygonal or round stair tower on the front or rear elevation, large fireplaces on each level, and a courtyard enclosed by a boundary wall with a carriage gateway. Dormers with triangular or scrolled pediments often date from seventeenth-century building campaigns.
The outbuildings count as much as the house: a dovecote, a private chapel, a bread oven, a well, stone byres and barns, sometimes a mill on a stream and an old apple orchard. Many manors were used as farms until the twentieth century, which explains interiors that are sometimes very plain and roofs or floors to be renewed, but also original volumes and flagstone floors that have survived. Recent restorations favour lime renders, oak joinery and internal insulation compatible with thick walls.
The Trégor, around Lannion, Tréguier, Plouaret and Perros-Guirec, is the area with the greatest density of manor houses, some only a few kilometres from the pink granite coast. The Goëlo, from Paimpol to Plouha and Binic, and the Penthièvre, around Lamballe and Saint-Brieuc, offer residences close to the coast and the RN12 dual carriageway. To the east, the Dinan district, the Rance valley and the hinterland of Saint-Cast-le-Guildo and Matignon hold schist and granite manors much sought after by buyers from Rennes and Paris. In the centre and south, the inland Argoat of Guingamp, Callac, Rostrenen, Loudéac and Lake Guerlédan offers more secluded and more affordable properties.
The stations at Saint-Brieuc, Lamballe, Guingamp and Plouaret-Trégor are served by TGV from Paris-Montparnasse, in a little over two hours to Saint-Brieuc; the RN12 dual carriageway crosses the department from east to west, and Rennes and Brest airports are within driving distance. The most expensive areas are the coast and the Rance, from the coastal Trégor to the Dinan district; inland, around Loudéac, Rostrenen and Callac, a manor of comparable size remains markedly more accessible.
A proportion of the department's manors are registered historic monuments or recorded in the Brittany regional heritage inventory: establish the exact status, because exterior works on a protected building, or one within the surroundings of a monument, require the approval of the Architecte des Bâtiments de France. In coastal municipalities, the Loi Littoral and the local development plan severely restrict extensions and new building, including the conversion of outbuildings; in wetlands or near a watercourse, drainage and bank works are regulated.
On the technical side, have the property checked for dry rot (mérule), a timber fungus particularly present in Brittany for which prefectural orders require disclosure in certain municipalities, and ask for a radon survey, since the granite subsoil exposes much of the department. Inspect the private drainage system, which often needs upgrading, the condition of the roof timbers and slates, rising damp in the thick walls, and access along rural tracks, whose status, municipal or private, must be verified before purchase.
