Between the Maures massif, the Estérel and the Sainte-Baume, a maison de maître for sale in Var takes the form of an ochre-walled bastide, a notable's town house in Draguignan or Brignoles, or a villa overlooking the gulf. Our section goes further: every fine residence of Var finds a place here, Haut-Var bastides, wine-estate mas, villas around the Gulf of Saint-Tropez and the Îles d'Or, architect-designed houses, provided they exceed 300 m² or approach a million euros without falling under the chateaux, the manor houses or the historic monuments. Discover here the maisons de maître and fine residences for sale offered by private sellers, agencies and notaries' offices.

This page gathers the prices observed on Var's large residences, what is selling at the moment, the particularities of the buildings, the areas to favour according to budget and the precautions linked to wildfire, flooding and the shoreline. To prepare your next steps, also read our guide to buying prestige property in France. We also flag the villages where second homes dominate and those that live all year round, since that changes both the services nearby and the resale market.

Maison de maître prices in Var in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

In Var, 329 sales were recorded from 2021 to 2025, with a median price of €2,700,000, a floor/ceiling range (P10–P90) of €1,017,100 to €5,511,100 and a median of €7,742/m² of living space, for an average of 369 m² of living space and 7,957 m² of land. Across the Provence-Alpes-Côte d'Azur region, the 2025 median stands at €2,520,000 (151 sales), against €822,000 in France in 2025 (981 sales).

What makes maisons de maître and fine residences for sale in Var distinctive

Ochre bastides, wine-estate mas, villas on the gulf and contemporary architecture

Var builds in stone and lime: Haut-Var limestone, red sandstone from the Estérel, schist from the Maures, tufa from the cliffs of Cotignac, all covered with canal tiles under a genoise. The Var bastide, often flanked by a vine arbour and a fountain, rises amid vines or olive trees; the village maison de maître in Lorgues, Brignoles or Draguignan hides high ceilings and a stone staircase behind a sober façade. Hyères and Saint-Raphaël keep nineteenth-century holiday villas, while Ramatuelle, Gassin, Grimaud and Sainte-Maxime line up contemporary architect-designed villas opening onto the bay through large glazed walls.

The outbuildings make the charm of the ensemble: dry-stone terraces known as restanques, a vaulted cellar, an oratory, a dovecote, an olive grove, cork oaks and umbrella pines, an infinity pool, a pool house and a guest house. Indoors, terracotta tomettes, monumental fireplaces, exposed beams and vaulted ceilings set the mood of the renovated old residences. Many properties have a summer kitchen, a wood-fired oven and a long table under lime trees, extending the house into the garden as soon as the weather turns fine.

From the Gulf of Saint-Tropez to Haut-Var: which areas to target

The Gulf of Saint-Tropez, with Ramatuelle, Gassin, Grimaud and Sainte-Maxime, is the most expensive area of the department. Fréjus and Saint-Raphaël marry older villas and properties clinging to the slopes of the Estérel; Hyères, Le Lavandou, Bormes-les-Mimosas, Sanary, Bandol, La Cadière-d'Azur and Le Castellet appeal to lovers of sea and vineyard. Inland, Lorgues, Le Thoronet, Cotignac, Salernes, Aups and Barjols offer bastides and mas on more accessible budgets, as do Brignoles and the Provence Verte around Saint-Maximin.

The TGV stations of Toulon, Hyères, Les Arcs-Draguignan and Saint-Raphaël serve the department, Toulon-Hyères airport handles domestic flights, and the A8 motorway brings eastern Var close to Nice airport. The north of the department, towards the Verdon gorges, offers more secluded houses. The Var coast and the hinterland are unlike each other: the sea commands high budgets and an intense tourist season, while Haut-Var keeps quiet villages, local markets and larger houses for a comparable outlay.

Wildfire, floods and the Loi Littoral: Var-specific checks

Var is one of the most wooded departments of southern France, and wildfire commands caution: brush clearance is an owner's duty within a defined radius around the house, and the commune may have it carried out at the defaulting owner's expense. Consult the forest-fire prevention plan, the flood plans for the Argens and the Nartuby, and the map of ground movements. Restanques and retaining walls on sloping plots are costly to maintain, and their condition should be checked before purchase. Many communes are also classified as termite-risk areas.

Near the sea, the Loi Littoral and the strip of land close to the shore limit extensions, pools and rebuilding, and the protected sites of the Estérel and the Maures frame visible works. For a recent villa, ask for the permits, the certificate of completion and the building guarantees; if the house is used for holiday lettings, find out about municipal rules and any co-ownership structure of the estate. Ask the seller for the last termite and electrical diagnostics, and confirm with the town hall which wildfire zone the plot falls in.

Private owners, specialist agencies and notaries post their Var maisons de maître and fine residences here. Refine the selection by budget, living space, plot size and outbuildings, then schedule an alert to receive new listings as soon as they appear.
