From the Briançonnais to the Champsaur, from Lake Serre-Ponçon to the Baronnies, a maison de maître for sale in Hautes-Alpes draws on larch, granite and limestone: grand houses of the notables of Gap and Embrun, bourgeois houses in Briançon behind the ramparts, high-Alpine farmhouses turned into character residences. The section embraces more than this vocabulary: it gathers all the fine residences of the department, architect-designed chalets, resort houses, contemporary properties on the slopes, when the living space exceeds 300 m² or the price flirts with a million euros, excluding chateaux, manor houses and historic monuments. Reach the maisons de maître and fine residences for sale presented by private sellers, agencies and notaries.
Below, you will read real prices, the distribution of current offers, the features of high-altitude buildings, the valleys on which to concentrate your visits and the regulations specific to the mountains. The guide to buying prestige property in France then details each step of the transaction. We also indicate which valleys stay open all year and which are cut off by heavy snow.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.
The local market is too thin to publish a reliable department-level benchmark (4 sales in five years): we give the figures for the Provence-Alpes-Côte d'Azur region. Across the Provence-Alpes-Côte d'Azur region, the 2025 median stands at €2,520,000 (151 sales), against €822,000 in France in 2025 (981 sales).
| Scope | Sales | Median price | Floor – ceiling (P10–P90) | €/m² living space (median) |
|---|---|---|---|---|
| Provence-Alpes-Côte d'Azur (2025) | 151 | €2,520,000 | €1,002,000 – €5,800,000 | 6,914 |
| France (2025) | 981 | €822,000 | €428,000 – €3,100,000 | 2,308 |

The mountains impose their materials and volumes: thick stone walls, larch balconies and lofts, steep roofs covered in shingles, stone slabs or sheet metal, wide eaves to protect the façade. The monumental high-Alpine farmhouse unites dwelling, barn and byre under one roof and converts easily into a large residence; in Gap, Embrun or Briançon, the eighteenth- and nineteenth-century bourgeois house offers a rendered stone façade, high ceilings and a monumental staircase. Around Serre-Chevalier, Montgenèvre or Risoul, recent architect-designed chalets mix timber, glass and stone. Stone barrel vaults on the ground floor, once used for animals, now make splendid dining rooms or wine cellars, and thick walls provide natural insulation.
You often find a bakehouse, a converted hayloft, a garage for several vehicles, a wellness area with sauna, a guest house, sometimes a chapel or a mill. Old interiors keep tiled stoves, joisted ceilings, larch panelling and solid parquet floors. Above a thousand metres, a southern exposure and the proximity of a ski slope or footpath weigh heavily in the value of a chalet.
The Briançonnais, around Briançon, Serre-Chevalier and the Guisane valley, combines fortified heritage, ski resort and quality residences. Around Lake Serre-Ponçon, Embrun, Savines-le-Lac, Chorges and Le Sauze-du-Lac attract a clientele who favour water sports and sunshine. Gap, Tallard and the Champsaur offer large stone houses at more measured prices, as do the Baronnies, around Laragne-Montéglin and Serres. The Queyras, protected as a regional natural park, and the Vallouise valley, at the gateway to the Écrins National Park, appeal to nature lovers. Second homes are common in the resorts, whereas Gap and Embrun keep a year-round population, schools and hospital services that support daily life.
The department has no TGV station: Intercités and regional trains serve Gap and Briançon towards Paris, Grenoble and Marseille, including a night train to the capital, and Gap-Tallard airfield welcomes light aviation. Alpine passes close or become difficult in winter, which matters in choosing an area. Buyers often compare the more Mediterranean sunshine of Gap and Tallard with the frankly Alpine atmosphere of Briançon and the Queyras.
The Loi Montagne restricts new building and frames extensions outside built-up areas, which protects existing houses but limits enlargement projects. Before making an offer, consult the natural-hazard prevention plans: avalanches, debris flows, floods of the Durance, landslides and rockfalls. The seismic zone of the Briançon area calls for checking tie-chains and load-bearing walls. Roofs must bear the snow load, and stone-slab or shingle coverings require regular upkeep. Ask the seller which parts of the roof have been repaired and whether snow guards were installed on the slopes above the entrance.
Heating costs are a major item in large high-altitude houses: have insulation, the heating system and the energy diagnostic costed before signing. In the resorts, co-ownership, the taxation of second homes and the possibility of holiday letting depend on municipal rules worth knowing. Finally, private access roads and snow clearing are often set out in easements that your notary should walk you through. Ask for the maintenance record of the boiler, chimneys and roof, often decisive at altitude.
