A hunting property for sale in Pas-de-Calais rarely looks like the large wooded estates of central France. The former Nord-Pas-de-Calais region is one of the least wooded in the country, and the department’s biggest forests, such as Boulogne, Desvres and Clairmarais, belong to the state. Shooting is therefore organised differently: wildfowling in the Audomarois marshes around Saint-Omer and behind the Canche and Authie bays; small game on the plateaux of Artois and the Ternois; roe deer and wild boar in the woods of the Boulonnais and the Canche valley around Hesdin. On this page you will find the hunting grounds and estates for sale in the department, listed by private sellers, estate agents and notaires: a marsh plot with its hut, a wood of a few hectares, a farmland shoot.

The data panel further down shows the prices of forests and ponds sold in Pas-de-Calais and big game bag figures. We then go through the main types of ground and the checks to make, especially for a hutte.

The price of a hunting estate in Pas-de-Calais

A hunting estate is rarely valued with a single figure: its price adds up the value of the woodland, the ponds, the buildings and the shooting facilities. The statistics below give benchmarks for wooded land and ponds, based on sales actually recorded.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Pas-de-Calais was €21,130/ha in 2025*, across 51 sales, with an average of €22,936/ha. That puts the department above the Hauts-de-France median (€8,787/ha) and above the national median (€4,936/ha). Year on year, the departmental median moved by −13.1%: a change to read with caution on fewer than a hundred sales, where a few large estates can shift the median. Over the more robust 2020-2025 period, 267 sales give a median of €20,001/ha for a median plot size of 2.1 ha.

Nationally, the price per hectare rises with size: the large properties that appeal to hunters sell for more per hectare than medium-sized woods.

Over 100 ha€7,361/ha320

Ponds, which often make much of a shoot’s value, trade at a very different level: a median of €58,764/ha for the 34 ponds sold without buildings in Pas-de-Calais between 2020 and 2025*.

On the listings side, 18 hunting properties are offered on ma-propriete.fr across France as of 2 October 2026, 1 of them in Hauts-de-France. Their median asking price is €888,000 for a median size of about 68 ha. These asking prices apply to complete properties, often with buildings, a pond or hunting rights: they cannot be compared directly with DVF medians per hectare.

Game in Pas-de-Calais: official game bag figures

The game bag records published by the French Biodiversity Agency (OFB) measure hunting pressure and, indirectly, the presence of big game. In Pas-de-Calais, 1,939 wild boar and 5,805 roe deer were taken in the 2024-2025 season.

Hunting property for sale in Pas-de-Calais: marshes, farmland and woods

The Audomarois marshes and the coast: hutte country

Shared with Nord, the Audomarois marshes spread around Saint-Omer in a tight network of canals, wet meadows and ponds left by peat cutting. Listed as a Ramsar site and a biosphere reserve, they are mostly privately owned, and some of their ponds are shot for wildfowl. Pas-de-Calais is one of the departments where night shooting is allowed from a fixed hide: duck and geese are shot from the hutte, a half-buried shelter facing a managed pond, with the help of live decoy ducks. On the coast, behind the Canche and Authie bays, low meadows and back-dune marshes also have huts; part of the Authie bay, shared with Somme, is owned by the Conservatoire du littoral (the national coastal trust).

Before buying a hut, ask for the receipt for the declaration of the hide, which must have existed on 1 January 2000, and make sure the declaration can be transferred to your name. Ask too for its bag record. The declaration commits its holder to help maintain the water and the adjoining wet meadows; in the marshes, look at the state of the banks, often undermined by muskrats, and at water levels in late summer.

Artois, the Ternois and the Boulonnais: farmland and hedgerows

On the chalk plateaux of Artois and the Ternois, around Arras, Saint-Pol-sur-Ternoise and Frévent, arable farming dominates and woodland is confined to the Canche and Ternoise valleys. Small game makes the value of a shoot: grey partridge, hare and pheasant, whose numbers depend on hedges, set-aside and grass margins. Here you buy a farmland shoot rather than a wood, sometimes with a copse or covert.

To the west, the Boulonnais basin changes the scenery: livestock country with hedges, limestone slopes and the Boulogne and Desvres state forests, the largest in the area. Roe deer and wild boar are hunted there, but red deer are absent here, as from the rest of the department. Private woods are generally small; the Éperlecques forest near Saint-Omer is the exception, as most of it belongs to a single private owner. A wooded hunting estate in one block therefore remains rare in the department.

Before buying in Pas-de-Calais

Pas-de-Calais is not one of the departments where ACCA communal hunting associations are compulsory: hunting rights go with the land, and the owner may use them, lease them or let them to a shooting syndicate. So check current leases and their expiry dates, any agreements with neighbours and, for roe deer, the cull plan allocations. Wild boar are less numerous here than in Aisne, but their damage to crops is still compensated by the hunters’ federation, to which a poorly managed ground may owe a contribution.

Look also at what the wood is made of: in the Boulonnais, ash is often abundant and ash dieback is killing it, opening up the cover and lowering the value of the stand. For a wood of under 4 ha, neighbouring owners have a right of first refusal on woodland and must be told about the sale. Finally, a fenced plot must comply with the act of 2 February 2023, with fences 30 cm above the ground and no more than 1.20 m high, before 1 January 2027 if the fencing is less than thirty years old: our guide to the fencing rules sets out the exceptions, including farm fencing and fences protecting forest regeneration.

On ma-propriete.fr, hunting properties in Pas-de-Calais are posted by private sellers, agents and notaires’ offices. Sort them by price or size, schedule an alert to hear when a hut or a shoot goes online, or post your own listing. If a wood is your main aim, see our woods and forests for sale in Pas-de-Calais; for the Somme marshes and the large Picardy forests, look at the hunting estates for sale in Hauts-de-France.
