Hunting property for sale in Hauts-de-France takes different forms depending on whether you are after the coast, the plains or the forests of the south. The region has few large private woods, but a very lively hunting tradition: wildfowling from hides (huttes) around the Bay of Somme, in the Somme valley marshes and the Saint-Omer marshes, small game on the plateaux of Picardy and Artois, and big game in the forests of Oise and Aisne and the hedgerow country of the Thiérache and the Avesnois. This page gathers the hides, hunting woods and shoots for sale in the region from private sellers, estate agents and notaires; all national listings are on our page of shooting grounds for sale in France.
The data block further down shows forest and pond prices by department and the official big game bags. It confirms the contrast between the south of the region, where red deer and wild boar are numerous, and the coast, where big game is mostly limited to roe deer and boar. Then come the hunting areas of each department and the checks specific to the region, from the registration of hides to the remains of the First World War.
The price of a hunting property adds up the value of the woodland, ponds, buildings and facilities. For wooded land, the ma-propriete.fr forest price observatory, built from DVF data, gives a median of €8,787/ha for forests sold in Hauts-de-France in 2025 (384 sales), against €4,936/ha nationally, and €8,853/ha over 2020-2025 (2,009 sales). Nationally, the price per hectare rises with size: the large blocks sought by hunters sell for more per hectare than medium-sized woods.
| Size of forest sold (France, 2020-2025) | Median price | Number of sales |
|---|---|---|
| 10 to 20 ha | €4,010/ha | 3,161 |
| 20 to 50 ha | €5,330/ha | 1,850 |
| 50 to 100 ha | €6,810/ha | 581 |
| Over 100 ha | €7,361/ha | 320 |
Ponds, which make the value of many shoots, trade at a very different level: a median of €40,314/ha for the 350 ponds sold without buildings in Hauts-de-France between 2020 and 2025.

The Somme is hide country. On the Picardy coast, around the Bay of Somme, the Marquenterre and the Hâble d’Ault, and in the peat marshes that follow the river from Abbeville to Péronne, hunters wait for duck, geese and waders in a shelter set beside a managed pool, often at night and with decoy birds. A hide is sold with its pool, its surroundings and sometimes a few plots of wet meadow; its value depends on location, water level and how long it has been registered. On the bay itself, the public maritime domain is not for sale: hunting there is run by associations within a framework set by the State. The arable plateaux of the Santerre and the Vimeu are hunted for grey partridge and hare, and the Crécy state forest remains the department’s main woodland. See our hides and shoots for sale in the Somme.
In the south of the region, Oise and Aisne hold the large forests and most of the red deer culls. In Oise, the Compiègne, Halatte and Ermenonville state forests and the Chantilly forest, owned by the Institut de France, form a block where hunting with hounds is still practised; private woods on their edges, from the Valois to the Noyon area, are sought after because big game moves through them. See our hunting estates in Oise. In Aisne, the Retz forest around Villers-Cotterêts and the Saint-Gobain woodland extend this block to the north-east; the Thiérache adds grassland hedgerow country scattered with medium-sized woods, and the Oise and Aisne valleys add wildfowling marshes. Wild boar are plentiful in both departments, and a wooded hunting property large enough for driven days is negotiated case by case.
In the former Nord-Pas-de-Calais region, one of the least wooded in France, private hunting is mostly about small game and wildfowl. The Saint-Omer marshes, shared by the two departments, have hides of their own, and the wetlands of the Scarpe and Escaut valleys also draw wildfowl. The plateaux of Artois, the Ternois and the Cambrésis and inland Flanders are grey partridge and hare country, where buyers more often acquire an open farmland shoot than a wood. Big game keeps to the forests: the Mormal forest in the Avesnois, home to most of the red deer in Nord, and the woods of the Boulonnais and the Canche valley in Pas-de-Calais, for roe deer and wild boar. Listings in Nord appear among our hunting properties in Nord.
A hide is bought first for its legal status. In all five departments of the region, night wildfowling is allowed only from a fixed post that existed on 1 January 2000 and was declared to the prefecture: ask for the receipt, check that it can be transferred into your name and request the bag record book. The holder also undertakes to maintain the pool and its surroundings; in a protected wetland, dredging or raising the banks may require a declaration or an impact assessment. Outside communes that have a communal hunting association (ACCA), which the town hall or the departmental federation can identify, the hunting right goes with the land, and a running lease may delay your own use. On the plateaux, a successful small-game shoot depends on good relations with neighbouring farmers; in Oise and Aisne, look closely at wild boar damage to crops, paid out by the departmental federations from hunters’ contributions, and at the cull plan allocations for red deer. From Artois to the Chemin des Dames, the former First World War front line calls for particular care: shells and munitions still surface in woods and ploughed fields and must never be handled. Finally, a fenced wood or park must comply with the 2023 act against fencing off natural areas, with work to plan before 1 January 2027.
