Finding hunting property for sale in Hautes-Alpes means accepting the rules of the high mountains. A large share of the forests and summer pastures belongs to the State or to the communes, and privately owned hunting land is rare: most often it means woods and meadows attached to a farm in the Champsaur or the Valgaudemar, wooded slopes in the Embrunais or the Briançonnais, or larger holdings in the Buëch and Baronnies foothills. The wildlife, on the other hand, is rich: chamois, red deer, roe deer and wild boar, mouflon in some massifs, and mountain gamebirds such as black grouse and rock partridge. Properties listed by private sellers, estate agents and notaires appear among our hunting grounds and estates for sale.

Further down, the data section gives the forest prices recorded in the department and the official game bags, which show the weight of red deer and mountain ungulates. The rest of the page describes the two main types of ground in Hautes-Alpes and the rules specific to the department, starting with those of the communal hunting associations.

The price of a hunting estate in Hautes-Alpes

A hunting estate is rarely valued with a single figure: its price adds up the value of the woodland, the ponds, the buildings and the shooting facilities. The statistics below give benchmarks for wooded land and ponds, based on sales actually recorded.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Hautes-Alpes was €2,907/ha in 2025†, with an average of €7,004/ha, across 16 sales. Across 16 transactions, a handful of unusual sales is enough to move both median and average: these values are not truly representative of the local market and should be read against regional prices. In Provence-Alpes-Côte d’Azur, the median reached €4,854/ha in 2025 across 346 sales, with an average of €7,876/ha; the national median was €4,936/ha. Over 2020-2025, the department recorded 64 sales at a median of €3,697/ha*.

Nationally, the price per hectare rises with size: the large properties that appeal to hunters sell for more per hectare than medium-sized woods.

Over 100 ha€7,361/ha320

Ponds trade at a very different level: with too few sales in Hautes-Alpes, the benchmark is the regional median of €22,942/ha for ponds sold without buildings between 2020 and 2025.

On the listings side, 18 hunting properties are offered on ma-propriete.fr across France as of 2 October 2026, none in Provence-Alpes-Côte d’Azur at that date. Their median asking price is €888,000 for a median size of about 68 ha. These asking prices apply to complete properties, often with buildings, a pond or hunting rights: they cannot be compared directly with DVF medians per hectare.

Game in Hautes-Alpes: official game bag figures

Hunting property for sale in Hautes-Alpes: what the mountains allow

High mountains: chamois, red deer and gamebirds

From the Champsaur to the Queyras, by way of the Dévoluy and the Embrunais, hunting is done by stalking or driving on slopes of larch, Scots pine and Swiss stone pine that give way to summer pastures. Chamois are the emblematic quarry, red deer are well established in the wooded valleys, and black grouse quotas are set each year in the light of breeding counts. The core of the Écrins National Park is closed to hunting: land inside it cannot be hunted, whereas the Queyras regional nature park allows hunting. At altitude, the season is shaped by snow, tracks that are often closed in winter and flocks on the summer pastures, so a hunting ground is judged as much on its access as on its game.

The Buëch and Baronnies foothills: gentler, drier ground

In the south-west, the climate turns Provençal. Around Serres, Rosans, Laragne-Montéglin and Orpierre, within the Baronnies provençales regional nature park, downy oak, black pine from old reforestation schemes and Scots pine cover limestone ridges where wild boar and roe deer are the main quarry. The terrain is easier to cover, and properties often combine woodland, scrub and arable land around a former farm. This country continues into Alpes-de-Haute-Provence and the Drôme, and hunting properties in Alpes-de-Haute-Provence are a useful point of comparison.

What to check: ACCAs, cull plans and mountain buildings

Hautes-Alpes is one of the departments where ACCAs (approved communal hunting associations created under the Verdeille Act of 1964) are compulsory. Land is automatically included in the communal association’s ground unless it reaches the threshold set for the department, 60 ha in a single block, and more above the tree line. Below that threshold, you buy the land but not a private shoot: the ACCA continues to hunt it, and you can become a member subject to area conditions. Above it, the right of opposition lets you take the hunting back, following a set timetable and notice period, while taking on game control on the land. The cull plan covers chamois, mouflon, red deer and roe deer, with allocations set by the departmental hunters’ federation within limits fixed by the prefect.

Buildings also need a close look: restoring an old mountain chalet (chalet d’alpage) requires prefectoral authorisation under the mountain planning rules, a subject our article can you build in a forest? covers more broadly. Finally, if fences have been put up in natural areas since 1993, the act of 2 February 2023 requires them to be brought down to 1.20 m at most, with 30 cm clear at ground level, before 1 January 2027; see our fencing compliance guide.
