As the heartland of French racehorse and sport horse breeding, Normandy combines prized pastures, a dense network of racecourses and a closeness to the Paris region that supports prices. How much does an equestrian property cost in Normandy? 2025 price guide

An equestrian property combines pasture and a house, so its price is best read against two public benchmarks, farmland and country houses, alongside the asking prices of current listings.

In 2025, 1,442 farmland sales were recorded in Normandy (DVF data, vineyards excluded): the median price was €8,305/ha and the average €8,905/ha, with 80% of sales between €5,139 and €13,206/ha. Over four years, the median changed by +6.4% compared with 2021. The 2025 SAFER scale values land and pasture sold with vacant possession in Normandy at €9,610/ha (+2.9% over one year). The national median is €5,307/ha across 14,328 sales.

For the buildings, the benchmark is the country house: 14,367 sales in rural communes of Normandy in 2025, at a median of €189,000 and €1,872/m², compared with €189,200 nationally. For homes of over 300 m², common on larger estates, the regional median reaches €670,000 across 464 sales recorded from mid-2020 to the end of 2025.

On 24 September 2026, the 15 equestrian listings in Normandy showed a median asking price of €671,450, with a median area of 10.2 hectares.

The table shows a clear gap between the east and west of the region: land on the Caen plain and in Seine-Maritime sells at arable prices, while the Manche and the Orne offer more affordable grassland. What to know about equestrian property in Normandy

Stud farms and equestrian estates

Normandy is a breeding region first: Thoroughbreds in the Pays d'Auge and around Argentan, trotters in the Orne, Calvados and Manche, and sport horses, mostly Selle Français, around Saint-Lô. Stud farms for sale usually combine post-and-rail pastures, foaling boxes, open barns, a hay barn and a house, sometimes a manor.

Leisure estates, frequent in the Eure and Seine-Maritime, focus on the house, an arena and a few hectares of grazing. The right department depends on your project: breeding, a livery business or a home with a few stables.

Horse farms, livery yards and homes with paddocks

Between these two markets you will find livery yards near Caen, Rouen or Le Havre, riding centres and pony clubs to take over with an indoor school, clubhouse and tack room, and Bocage horse farms with paddocks, a lunge pen and sometimes a horse walker. Homes with stables and fields, popular with show jumping and dressage riders, exist in every department, at prices that vary mainly with the distance to the coast and to Paris. A few equestrian gîtes cater for trail riders in the Suisse normande and the Perche.

The departments and their equestrian areas

Calvados (14) has the Pays d'Auge studs, the Deauville racecourses and the summer Thoroughbred sales. The Orne (61) is home to the Haras national du Pin and the pastures of Le Merlerault and the Argentan plain; the Perche, shared with Eure-et-Loir among others, is the birthplace of the Percheron draught horse. The Manche (50) combines sport horse breeding around Saint-Lô and its equestrian centre, a former national stud, with the Graignes racecourse, linked to training for racing careers.

The Eure (27) draws riders from the Paris region thanks to the A13 and the Paris-Évreux railway; its leisure properties lie in the Vexin normand, the Pays d'Ouche and around Conches-en-Ouche. Seine-Maritime (76) offers grassland in the Pays de Bray, where the Mauquenchy racecourse holds trotting races, and pricier properties in the Pays de Caux near the coast.

Links with Paris rely on the direct trains of the Paris-Caen-Cherbourg and Paris-Rouen-Le Havre lines and on the A13 motorway, extended by the A84 towards the Manche. For British buyers, the ferry ports of Caen-Ouistreham, Cherbourg and Le Havre remain a real advantage.

Points to check before buying in Normandy

The damp climate that makes the grass so good also means checking drainage, fencing and the ground of winter paddocks. In the Seine, Orne, Dives or Touques valleys, look at the flood risk plans. In Seine-Maritime and the Eure, search for old chalk pits (marnières) before any building project, particularly an indoor school. Along the coast, the coastal protection law restricts new building.

A frequent misunderstanding concerns rented grazing: when the seller also farms fields leased from other owners, those fields remain theirs and are not sold with the property. To keep horses on them, the new owner must agree a lease in their own name with each landlord, and none has to accept. The seller's tenancy cannot be handed on to the purchaser, other than under an uncommon transferable lease (bail cessible) or in a few close-family cases. The SAFER can pre-empt farmland when it changes hands, and breeding or livery counts in principle as farming, with MSA registration according to its scale.
