The buildings and what a survey should cover

Buildings on the market are rarely long standard broiler houses. Expect short spans, timber construction, movable shelters set out on the range and former farm premises given over to birds. A survey looks at the structure and the roof, at insulation, at natural or powered ventilation, the heating used at the start of a batch, silos, the water network, the entry room and whether a genuine sanitary break is possible between batches. A unit already compliant and equipped for free-range poultry sells clearly above a holding that has everything still to bring up to standard.

Stock, electric fencing, shade shelters and movable gear all enter the negotiation and deserve a written inventory. Many holdings combine the production tool with a house of character and sometimes a few hectares of vines or olives: pricing item by item avoids paying farm rates for residential value, or the reverse. That gap suggests a simple strategy: buy inland and sell towards the coast, where demand is strong and steady, while allowing for driving time and for how sharply visitor numbers rise and fall through the year. Communes in the middle of the department currently offer the best balance between available buildings, land prices and access to customers, and they are where most handovers actually take place.

Fire risk, permissions and easements

Wildfire risk comes first, and it shapes both insurance and daily practice. The statutory clearance obligations around buildings and ranges pass to the new operator, their cost is real, and the risk prevention plan may restrict both new building and site works. Next comes the classified installations regime: depending on flock size the unit falls under declaration, registration or authorisation, a change of operator is notified to the prefecture, and distances from neighbouring dwellings determine what extension is feasible. The zoning of the parcels in the local planning document repays a careful reading before any offer is made.

The sector also requires an up-to-date biosecurity plan, proper handling of manure, and housing of birds whenever the avian influenza risk level demands it, which in turn calls for enough covered space for the whole flock.
