An arable farm for sale in Corse-du-Sud is a rare event: the department's ploughable ground amounts to scattered blocks in valley bottoms and on a few plateaux, and cereals are usually grown to support a herd rather than as an end in themselves. Barley, oats, small areas of durum wheat, maize and temporary leys make up most of the rotation. What is released comes from farmers seeking a successor, from rural land firms and from notaries in Ajaccio, Sartène and Porto-Vecchio; the particulars state how much ground can genuinely be worked by machine, the water supply, the buildings and the equipment. These holdings also appear among the arable farms for sale listed across France.

This page throws light on what a listing never details: the cropland values recorded in the department, the micro-regions that truly bring property to market, the standard to expect of sheds and irrigation kit, and the formalities of an island takeover. The full course of setting up in farming is covered in our white paper « Créer une exploitation agricole » (in French).

Arable land prices in Corse-du-Sud (2A) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Corse-du-Sud (2A) works out at €5,435/ha and the average at €7,019/ha, across 6 transactions. The central range covering 80% of sales runs from €3,174 to €12,448/ha; nationally the median is €5,307/ha. * Fewer than 30 recorded sales: indicative value.

With no local SAFER average published, the French reference applies: €6,460/ha for vacant land and pasture, €5,350/ha for tenanted land.

Hectares tell you little here. Value rests on how much of the property is truly ploughable once slopes, rock outcrops and maquis are taken out, on the water resource and the regime attached to it, on the standing of the access track, the shed and the storage it offers, the age of machinery that is hard to renew on the island, and finally on local outlets, neighbouring stock farmers or a merchant, able to take the crop. A crop farm backed by a livestock enterprise reads quite differently from a bare block of land. To frame your offer, consult our land price observatory and our financial calculators.

What buying an arable farm in Corse-du-Sud involves

Farm buildings, water and available machinery

The farm building is often the decisive item, because putting up a new one means long consent times and high freight costs. Examine the frame and the roof, both tested by wind and salt air, the slab, the electrical system, how grain is shielded from damp, and whether a lorry and trailer can manoeuvre right up to the door. Water deserves the same rigour: where the delivery point is, the meter, the volume contracted with the irrigation network operator, or the order authorising a borehole or a reservoir on the property. Without a reliable resource, cropping is confined to winter varieties.

Machinery deserves a detailed inventory, since replacing a specialist implement means sea freight and a wait. A tractor suited to gently sloping ground, well-kept cultivation equipment, a tested sprayer and a harvest arrangement with a local contractor decide the cash position of the first seasons. If a house goes with the yard, have the dwelling, the buildings and the land costed separately, because an arable holding near the coast is invariably valued on residential criteria.

The department's workable valleys and plateaux

The Gravona and Prunelli plains behind Ajaccio, towards Cuttoli-Corticchiato, Cauro and Bastelicaccia, hold the easiest ground to work in the area, but urban pressure is strong and land rarely changes hands there for farming use. The Taravo valley, from Petreto-Bicchisano down to Olmeto, combines forage crops, olive groves and rough grazing; the Sartenais, around Sartène and Propriano, offers larger units where arable land almost always comes with a sheep or cattle enterprise attached.

In the far south, the Figari plateau and the ground around Pianottoli-Caldarello and Monacia-d'Aullène keep an old tradition of cereals and pulses on light soils, with a reservoir securing part of the acreage. Around Porto-Vecchio, tourist demand carries values far past any agronomic potential. One rule therefore holds: measure the machine-workable area first, and pick the commune second.

Checks a cereal farm purchase requires on the island

Title is verified before anything else. Part of the island's rural property remains in undivided ownership, with estates unsettled across several generations: putting that right comes before the sale, and both its cost and its timetable should be stated at the first meeting with the notary. Have the cadastral record confirmed, along with rights of way and irrigation easements, the legal standing of the track serving the fields, and the planning zoning that applies, which governs any future building. Legal clearance obligations, tied to wildfire risk, bear on upkeep around the buildings and on insuring them.

On the farming side, the deal falls under the structures control, the French authorisation regime governing takeovers, and the notary informs SAFER, the rural land agency, of the sale. A rural lease already running continues with the buyer, rent and tenant's right of pre-emption included, so read it before making any offer. Lastly, check the transfer of basic payment entitlements within CAP deadlines and the water volumes genuinely available for the coming season.

On so narrow a market, property reaches buyers through three channels: the owner dealing directly, the rural agency under mandate and the notary settling an estate. Set an area, a budget or a micro-region, switch on an alert to hear of a listing the day it appears, and browse the arable farms for sale in Corsica as well to cover the whole island.
