The market for a dog kennel for sale in Loire follows a simple geography: three centres — Saint-Étienne, Roanne and Montbrison — and around them the communes of the Forez hills and the Pilat, where kennel buildings disturb nobody. The listings brought together here come from operators handing over, from firms specialising in rural property and from notarial offices; they give the authorised headcount, the number of boxes, the size of the plot and the dwelling house when it forms part of the sale. You will find them again among the dog kennels and boarding businesses for sale listed across the whole of France.

The rest is groundwork: where rural property prices sit in this department, where demand for boarding can actually pay, what long-standing buildings are worth today, and which authorisations do — or do not — pass with the seller. For a project attached to a farming activity, our white paper « Créer une exploitation agricole » (in French) sets out the procedures.

What drives the price of a boarding kennel in Loire (42) in 2025

In most sales the dwelling house is the largest single item, ahead of the kennel buildings and the goodwill. According to our country house observatory, the median price of a house in a rural commune in Loire (42) stood at €205,000 in 2025 (+3.5% year on year), or €1,957/m² of living space, across 1,565 recorded sales. The national median is €189,200, against €230,000 across Auvergne-Rhône-Alpes.

Two buyers can pay very different sums for comparable floor areas, and the gap seldom comes from the land. It comes from the boxes and how comfortable they are, from covered runs and well-drained exercise paddocks, from a compliant treatment room and quarantine kennel, and above all from the business: how long the clientele has been built up, whether the customer file transfers, whether online booking is running, and how well the site fills outside the holiday peaks. Compare house values on our country house price observatory, then model the loan with our financial calculators.

What makes a dog kennel for sale in Loire different

Housing buildings, runs and the operator's home

Many businesses in this department occupy converted farm buildings, so the roof structure, the covering and the insulation of the night block deserve as much attention as the boxes. Check the floor, its fall and its drainage, the ventilation, the winter heating, the individual runs and the drainage of the exercise paddocks, which the heavy soils of the Forez plain test every winter. Where breeding is part of the activity, the whelping room, the puppy nursery and the boxes for pedigree breeding stock are appraised separately, as is the cattery when one has been fitted out away from the dogs.

The asking price in fact covers four things: the house, the land, the working plant and the goodwill. Have them distinguished in the preliminary contract, and have the buildings surveyed rather than reasoning from an overall floor area. Verify the planning consents for each structure, including shelters added over the years, and the capacity of the drainage system. A site sold with written-down equipment, fencing to replace and unheated boxes implies a refurbishment budget best costed before you negotiate.

Where the trade comes from

The Saint-Étienne conurbation supplies most bookings, extended by the Gier valley and Saint-Chamond, both of which look towards Lyon. To the north, the Roanne area forms a second, more self-contained catchment. Between them, Montbrison, Feurs and the Forez plain serve suburban customers while land remains within reach. The Forez hills, the Loire side of the Monts du Lyonnais and the Pilat add holiday and second-home demand, with access that can be awkward in winter. Proximity to Lyon markedly widens the catchment of communes in the east of the department.

The same premises will not fill in the same way twenty minutes from a town as at the head of a valley. Identify the roads your future customers will use, what signage is possible from the nearest main route, and how many competitors already trade in the area. Seasonality matters too: a purely summer clientele leaves quiet months that day care or dog training can help to fill.

Authorisations, neighbours and taking over the business

Nothing transfers by itself. The ACACED, the certificate of knowledge required to look after pet animals in France, attaches to a person rather than to the premises; the activity must be declared afresh, in the new operator's name, to the departmental authority responsible for the protection of populations, with entry and exit registers and an agreement with a designated veterinary surgeon. Above nine weaned dogs the site falls under the classified installations regime: declaration first, then prefectoral authorisation for the larger numbers. Taking over boarding kennels therefore begins with reading the receipt or the prefectoral order and the headcount it allows.

Noise causes more disputes than smell: the statutory distance to third-party dwellings, where the runs are placed, planted screens and acoustic treatment of the night building govern how peacefully the site operates and whether it can ever be extended. Have the zoning under the local planning document confirmed and check that no neighbour dispute is under way. On the business side, look at whether the customer file and the online booking system can be transferred, how long the seller will stay to hand over, and how wide the non-compete clause runs.

The properties shown here are offered by operators organising their handover, by rural agencies and by notaries; they range from a working boarding kennel to a dog breeding business or a building awaiting conversion. Sort them against your own criteria, set up an e-mail alert, and carry your search on through dog kennels for sale in Auvergne-Rhône-Alpes.
