A dog kennel for sale in Ardèche is rarely just a business unit: most files cover a whole property, with a house, a kennel block and several hectares of sloping land. The department has boarding businesses that work mainly in summer, others near Annonay, Tournon-sur-Rhône or Aubenas that trade all year, together with small breeding units and a few catteries. The instructions published here come from owners wishing to hand over, from rural agencies and from notaries, and set out capacity, buildings and licences. They add to our dog kennels and boarding businesses for sale throughout France.
Adverts say what is on the market, not what it is really worth. This page fills the gap: values of rural property in Ardèche, how customers split between the valley and the uplands, the weak points commonly found in the buildings, and the formalities to verify. Moving in from another trade, you will find each successive step described in « Créer une exploitation agricole » (in French), our white paper on setting up.
In most sales the dwelling house is the largest single item, ahead of the kennel buildings and the goodwill. According to our country house observatory, the median price of a house in a rural commune in Ardèche (07) stood at €225,000 in 2025 (-0.9% year on year), or €2,334/m² of living space, across 1,250 recorded sales. The national benchmark is €189,200, the regional one (Auvergne-Rhône-Alpes) €230,000.
With this kind of property, the gap between two comparable sites rarely comes from floor area. It comes from licensed capacity, from the quality of the boxes and exercise paddocks, from having a treatment room and a quarantine kennel, and above all from the business itself: loyal customers, an up-to-date client list, a working online booking system and a reputation built season by season. Open land well away from the nearest houses adds option value for expansion. The country house price observatory gives the local orders of magnitude, and our financial calculators will do the rest of the work.
The Ardèche relief imposes its own constraints. A kennel block built on a slope is judged on its foundations, its rainwater drainage, the absence of run-off into the runs and whether the access stays usable in wet weather. Check which way the buildings face, the protection against summer sun and against winter wind on the plateaux, the water supply, the drainage system and the available electrical capacity. Inside, look at washable floors, insulation of the sleeping areas, ventilation, acoustic treatment and the condition of the mesh panels and gates, often the first item needing replacement.
Then assess the exercise paddocks: usable area, buried fencing, shade and water points. Generous exercise space sells well, because it supports higher-priced stays. Where the sale includes a dwelling house, obtain a clear split between the private part, the kennels and the goodwill. That breakdown determines what a lender will secure against and how credible your projections look.
Customers are spread very unevenly. The Rhône corridor, from Annonay to Tournon-sur-Rhône and on towards Le Teil and Bourg-Saint-Andéol, holds the permanent population and the working households who go away on holiday; demand there is the steadiest. The Aubenas basin and the lower Ardèche, busy in summer around the gorges and Vallon-Pont-d'Arc, bring holidaymakers and second-home owners, with strong but short peaks. Privas and the foothills sit in between, while the Ardèche mountains and the Boutières remain thinly populated.
That seasonality changes how a file should be read. Ask for the split of overnight stays month by month before trusting an annual total. A cattery or a site close to a population centre smooths its trade far better than an isolated one living off the summer months, whose cash has to last all winter. Look as well at the share of local customers in the client list: they are the ones who fill weekends and short off-season stays.
The framework is the national one, but its local application deserves attention. Operating requires the ACACED certificate and registration with the departmental veterinary authority; once more than nine weaned dogs are housed, the site enters the classified installations regime and must respect separation distances and the terms of any prefectural order. In Ardèche, scattered settlement often places third-party houses close to the kennels: measure those distances on the ground rather than on a plan, and check rights of way, which are common on the tracks serving hamlets.
Verify that the buildings comply with the local planning document, and establish whether the property is exposed to wildfire risk and the clearance obligations that come with it. Contractually, make sure the animals present on completion day, the deposits taken for future stays and the customer files are expressly dealt with in the deed; without that, the handover of the business rests on very little.
This page gathers offers placed by sellers themselves, by rural estate agencies and by notaries practising in Ardèche. Set the filters to the capacity you need or to your budget, keep an eye on properties that include a home, and schedule an alert so that you never find a file after it has sold. A regional search remains possible among all dog kennels for sale in Auvergne-Rhône-Alpes.
