Buying a dog kennel for sale in Haute-Savoie means settling in one of the densest customer catchments in France, between the French side of the Geneva basin, the Annecy conurbation and the shores of Lake Geneva. Businesses reaching the market vary widely: a valley kennel in need of modernising, a recent site designed for short stays, or a property combining house, boxes and large fenced paddocks. A dog breeding business with whelping rooms turns up now and then. Sellers are operators retiring, rural agencies and notaries from the Chablais and the Faucigny. All of them join the dog kennels and boarding businesses for sale listed across the country.

This page adds what a buyer wants to know before travelling: the order of magnitude of rural property values in the department, the geography of demand, the questions to ask about the fabric and the paperwork to request from the seller. To shape a project that is still vague, our white paper « Créer une exploitation agricole » (in French) covers legal status, grants and financing.

What drives the price of a boarding kennel in Haute-Savoie (74) in 2025

In most sales the dwelling house is the largest single item, ahead of the kennel buildings and the goodwill. According to our country house observatory, the median price of a house in a rural commune in Haute-Savoie (74) stood at €493,340 in 2025 (+3.9% year on year), or €4,377/m² of living space, across 1,095 recorded sales. By way of reference, the figure is €189,200 nationally and €230,000 across Auvergne-Rhône-Alpes.

The worth of a site here is read less in square metres than in the licensed headcount, the soundness of the boxes, the extent of the exercise paddocks and the presence of a treatment room and a quarantine area. Goodwill weighs heavily: the booking diary, the loyalty of cross-border commuters used to leaving their dog for the week, and online visibility. Place those values on our country house price observatory and stress-test your plan with our financial calculators.

Buying a boarding kennel in Haute-Savoie: what to look at

Construction of the boxes and equipment

In a department with long winters at altitude, build quality is worth paying for: a non-slip floor with a collection gully, bedding raised off the ground, heating controlled box by box, a roof sized for snow loads, and air changes that do not create a cold draught. Individual runs must stay usable in bad weather, and exercise paddocks need high fencing, buried or doubled, suited to dogs that jump. A treatment room, a grooming area, a laundry and an isolation box save the buyer immediate outlay and justify a higher price. Access when snow falls counts just as much.

Some businesses combine boarding, grooming and training, sometimes with a cattery in a separate building: each activity has its own customers and its own margin, and each deserves to be costed on its own. Where the dwelling house is part of the sale, separate the home, the working buildings, the land and the goodwill in the negotiation, since write-off periods and bank guarantees differ. What is not visible matters too: occupancy history, booking system, agreements with local dog clubs.

Where demand is concentrated

The French Geneva basin, from Annemasse to Saint-Julien-en-Genevois, is the first reservoir: commuter hours sustain demand for day boarding as well as weekly stays. The Annecy conurbation and the Albanais come next, with town dwellers happy to drive out to nearby rural communes. The Chablais, from Thonon-les-Bains to Évian-les-Bains, mixes permanent residents with second homes along the lake. The Arve valley, from Cluses to Sallanches, and the Mont-Blanc area run more on tourist seasons. Land gets dearer the closer you come to the border and the lakes.

A site in the outer ring, within easy reach of a busy road, often gets the best of both: a purchase price you can carry and a catchment that stays reachable. An isolated position high in a valley, by contrast, limits trade out of season. Before deciding, map the competing businesses and note which ones are fully booked weeks ahead.

Permits, noise and inspections

The ACACED certificate of competence held by the manager, and declaration of the activity to the departmental veterinary services, are non-negotiable; if the seller lacks either, expect a regularisation to carry out. Once the number of weaned dogs passes nine, the site moves into the classified installations regime, under declaration or authorisation depending on scale: ask for the order in force and its requirements, and check that the change of operator has been notified. Wash-water treatment and the carcass collection contract are checked as a matter of course.

Noise governs the future of the site. Measure the real distance to the nearest dwellings, ask at the town hall about any appeals, and read the planning rules before considering an extension. Legally, keep the sale of the business separate from the sale of the walls, check what happens to employment contracts, and negotiate a non-compete clause along with support from the seller through the first season.

Every boarding business listed for Haute-Savoie comes from a private seller, a rural estate agency or a notary's office. Sort by budget, licensed capacity or commune, then switch on an alert to receive new listings as they are published. You can also extend the search to dog kennels for sale in Auvergne-Rhône-Alpes.
