Between 2020 and 2025, the median price fell by 8% (€8,424/ha → €7,708/ha).
Recorded transactions range from €2,834/ha to €40,000/ha. This spread reflects the diversity of the properties sold: appellation, grape varieties, the condition of the vines and the presence of farm buildings all drive large differences in value.

The appellation hierarchy is pronounced: from an average of €6,500/ha for Coteaux d'Ancenis up to €11,000/ha for Muscadet - Sèvre et Maine. On average, across all appellations, SAFER values the department's vineyards at €9,700/ha.
