The average price comes to €20,061/ha. The median price, less affected by extreme values than the average, is the most reliable benchmark for valuing a vineyard in this area.

Between 2020 and 2025, the median price rose by 11% (€14,348/ha → €15,952/ha).
Prices observed run from €6,242/ha for the most modest plots to €120,000/ha for the most sought-after properties. Appellation, terroir quality and the condition of the plantings explain most of these gaps.

The Pic Saint-Loup appellation commands the highest values (an average of €75,000/ha), while Minervois remains the most affordable (€10,000/ha). On average, across all appellations, SAFER values the department's vineyards at €21,800/ha.
