The price of vineyards in Vaucluse (the Rhône Valley) in 2025

Based on the French DVF land-transaction register, 1,480 vineyard sales were recorded in Vaucluse between 2020 and 2025. The median price stands at €25,112/ha and the average at €83,412/ha. Unlike the average price, which is sensitive to exceptional sales, the median splits the market in two and better reflects typical transactions.

From 2020 to 2025, the median price rose by 4%, moving from €23,569/ha to €24,552/ha. The average price followed a different path (it fell by 6% over the same period), a sign of a heterogeneous market where a few large sales weigh heavily on the average.

Prices observed run from €9,021/ha for the most modest plots to €590,784/ha for the most sought-after properties. Appellation, terroir quality and the condition of the plantings explain most of these gaps.

The Châteauneuf-du-Pape appellation commands the highest values (an average of €520,000/ha), while Côtes du Rhône appellation régionale remains the most affordable (€20,000/ha). On average, across all appellations, SAFER values the department's vineyards at €81,000/ha.
