The price of vineyards in Charente-Maritime (the Cognac region) in 2025

Over 2020-2025, DVF data (the French land-transaction register) records 400 vineyard sales in Charente-Maritime, with a median price of €43,401/ha and an average price of €42,461/ha. Unlike the average price, which is sensitive to exceptional sales, the median splits the market in two and better reflects typical transactions.

The Cognac Petite Champagne appellation commands the highest values (an average of €26,000/ha), while Cognac Bons Bois remains the most affordable (€15,000/ha). On average, across all appellations, SAFER values the department's vineyards at €20,900/ha.
