The median price, less affected by extreme values than the average, is the most reliable benchmark for valuing a vineyard in this area.

Between 2020 and 2025, the median price fell by 35% (€49,631/ha → €32,365/ha).
Prices observed run from €6,517/ha for the most modest plots to €119,966/ha for the most sought-after properties. Appellation, terroir quality and the condition of the plantings explain most of these gaps.

The appellation hierarchy is pronounced: from an average of €15,000/ha for Cognac Bons Bois up to €28,000/ha for Cognac Grande Champagne. On average, across all appellations, SAFER values the department's vineyards at €25,600/ha.
